AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIES TO APPROXIMATELY 59.1 ACRES OF LAND, MORE OR LESS, THE
SAME BEING A PART OF THE M. AUSTIN SURVEY, ABSTRACT NO 40 AND THE
R H HOPKINS SURVEY, ABSTRACT NO 1694, SITUATED IN THE CITY OF
DENTON, DENTON COUNTY, TEXAS, AND MORE PARTICULARLY DESCRIBED
HEREIN; AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS HEREBY ORDAINS

The Zoning Classification and Use Designation of the following
described property, to -wit
All that certain lot, tract or parcel of land, the same being a
part of the M Austin Survey, Abstract No 4, and the R H. Hopkins
Survey, Abstract No 1694, situated in the City of Denton, Denton
County, Texas, and more particularly described as follows

is hereby changed from Planned Development No 6, "PD-6" District
Classification and Use, to Planned Development No 6 1, "PD 6 1"
(for single family, two family and multi -family uses) District
Classification and Use, under the Comprehensive Zoning Ordinance of
the City of Denton, Texas, subject to the following conditions
and restrictions, to -wit:
1 The developer shall extend one-half of Colorado Boulevard
to the M K &T Railroad
2. The remaining one-half of Colorado Boulevard shall be
built by the developer as subdivisions occur along the south side
of the proposed Colorado Boulevard
3. A ten (10) inch sewer line shall be extended by the
developer to serve the site to be developed prior to the issuance
of any building permits
4 The subject property shall be platted prior to any devel-
opment in accordance with the City of Denton platting requirements
in effect at the time of such platting
5. The location of tributary B to Pecan Creek where the
same abuts the east side of Phase I of Township II shall not be
altered except to provide for necessary drainage It is further
provided that single family lots shall begin no closer than forty
(40) feet east of the centerline of the existing creek

6 The developer shall landscape the greenbelt between the
ditch and the lot lines.
7 The density of the 18.5 acres of the multi -family tract
shall not exceed twenty (20) units per acre
8 The developer shall deed restrict the property, such
restrictions shall be compatible with the existing deed restrictions
for Township II.
The Zoning Map of the City of Denton, Texas, adopted the 14th day
of January, 1969, as an Appendix to the Code of Ordinances of the
City of Denton, Texas, under Ordinance No 69-1, be, and the same
is hereby amended to show such change in District Classification
and Use
SECTION II
That the City Council of the City of Denton, Texas, hereby
finds that such change is in accordance with a comprehensive plan
for the purpose of promoting the general welfare of the City of
Denton, Texas, and with reasonable consideration, among other
things for the character of the district and for its peculiar
suitability or particular uses, and with a view to conserving the
value of the buildings, protecting human lives, and encouraging
the most appropriate uses of land for the maximum benefit to the
City of Denton, Texas, and its citizens.
SECTION III
That this ordinance shall be in full force and effect immedi-
ately after its passage and approval, the required public hearings
having heretofore been held by the Planning and Zoning Commission
and the City Council of the City of Denton, Texas, after giving
due notice thereof
