AN ORDINANCE ANNEXING A TRACT OF LAND CONTIGUOUS AND ADJACENT
TO THE CITY OF DFNTON, TEXAS, BEING ALL THAT LOT, TRACT OR
PARCEL OF LAND CONSISTING OF APPROXIMATELY 440 ACRES OF LAND
LYING AND BEING SITUATED IN THE COUNTY OF DFNTON, STATE OF
TEXAS AND BEING IN THE M E P P, P R R COMPANY SURVFY, ABSTRACT
NO 927 AND THE GIDEON WALKER SURVEY, ABSTRACT NO 1110, DFNTON
COUNTY, TEXAS, CLASSIFYING THE SAME AS AGRICULTURAL "A"
DISTRICT PROPERTY, AND DECLARING AN EFFFCTIVF DATE
WHEREAS, the request for annexation was introduced at a
regular meeting of the City Council of the City of Denton,
Texas, on the petition of the City of Denton, Texas, and
WHEREAS, an opportunity was afforded, at a public hearing
held for that purpose on August 11, 1481 for all interested
persons to state their views and present evidence bearing upon
the annexation provided by this ordinance, and
WHEREAS, this ordinance has been published in full at least
one time in the official newspaper of the City of Denton,
Texas, prior to its effective date, and after the public
hearings,
NOW, THEREFORE, THE COUNCIL OF THE CITY OF DENTON, TEXAS,
HEREBY ORDAINS
SECTION I
That the hereinafter described tract of land be, and the
same is hereby annexed to the City of Denton, Texas, and the
same is made hereby a part of said City and the land and the
present and future inhabitants thereof shall be entitled to all
the rights and
privileges
of other citizens
of said City
and
shall be bound
by the acts
and ordinances of
said City now
in
effect or which may hereafter be enacted and the property
situated therein shall be subject to and shall bear its prorata
part of the taxes levied by the City The tract of land hereby
annexed is described as follows, to -wit
All that certain lot, tract or parcel of land lying and being
situated in the City and County of Denton, State of Texas, and
being part of the M E P and P R R Company Survey, Abstract
No 927 and the Gideon Walker Survey, Abstract No 1110 and
more particularly described as follows
Beginning at a point on the present City limits line, as
established by Ord No 70-49, said point of beginning being
1240 0 feet west of the southeast corner and on the south
boundary line of the M E P F P R R Co Survey, Abstract no
927, and on the north right-of-way line of Spencer Road,
Thence south 89 degrees 44' east along the present City limits
line and the north boundary line of Spencer Road a distance of
650 0 feet to a point for a corner,
Thence North 2 degrees 52' east along the present City limits
line a distance of 2070 1 feet to a point for a corner in the
present City limits line,
Thence South 89 degrees 29' east along the present City limits
line a distance of approximately 640 5' more or less to a point
for a corner at the present City limits line and the east
boundary line of the M E P F P R R Co Survey, Abstract No
927 and the west boundary line of the Gideon Walker Survey,
Abstract No 1330 and the east right-of-way line of Mayhill
Road,
Thence North 3 degrees 01' east along said lines a distance of
674 618 feet, more or less, to the westerly northwest corner of
a tract of land conveyed to Capsyn Limited by deed recorded in
Volume 767 page 197 of the deed records of Denton County, Texas,
Thence South 86 degrees 43' 28" east along the north boundary
line of said Capsyn Limited tract a distance of 1450 feet for a
corner,
Thence North 3 degrees 51' 32" east along the northerly west
boundary of said Capsyn Tract, a distance of 160 feet to the
easterly northwest corner of said Capsyn Tract and a point on
the northerly south boundary line of a tract conveyed to Felix
Callahan by deed recorded in Volume 847 Page 690 of the Deed
Records of Denton County, Texas,
Thence South 88 degrees 16' east along the north boundary line
of said Capsyn Tract and the northerly south boundary line of
said Callahan tract, a distance of 311 80 feet to a point in
the center of Pecan Creek,
Thence along said creek with its meanders the following eleven
courses and distances (1) south 14 degrees 01West 21? 9
feet, (2) south 24 degrees 35' east 192 6 feet, (3) south 59
degrees 04' east 212 5 feet, (4) south 77 degrees 54' east,
142 6 feet, (5) south 6 degrees 34' west, 119 0 feet, (6) south
3 degrees 30' east, 386 4 feet, (7) south 16 degrees 08' East
146 33 feet, (8) south 25 degrees 48' east, 157 9 feet, (01
south 5 degrees 40' west, 171 6 feet, (10) south 99 degrees 77'
east, 307 4 feet, (11) south 66 degrees 17' east, 182 9 feet to
a point for a corner,
Thence south 65 degrees 45 degrees 17' east a distance of
289 86 feet to the northwest corner of a tract conveyed to the
City of Denton by deed recorded in volume 463 page ?60 of the
deed records of Denton County, Texas,
Thence north 67 degrees 94' east along the north boundary of
said City tract a distance of 398 7 feet to a point for a
corner, same being the northeast corner of the said City tract,
Thence south 1 degree 54' west along the east boundary of said
City tract 215 feet to a point for a corner, same being an
inner all corner of said City tract,

Thence south 76 degrees 06' east along said City boundary line
a distance of 220 feet to a point for a corner, same being the
easterly northeast corner of said City tract,
Thence south 1 degree 54' west along the east boundary line of
said City tract a distance of 078 8 feet to a point for a
corner, same being the southeast corner of said City tract,
Thence south 49 degrees 15' east distance of 765 S feet to a
point for a corner in the center of Pecan Creek,
Thence along said creek with its meanders the following nine
courses and distances (1) south 18 degrees 17' east 241 1
feet, (2) south 87 degrees 52' east 133 1 feet, (3) south 6
degrees 21' west 226 4 feet, (4) south 80 degrees east, 302 0
feet, (5) north 10 degrees 56' west 232 2 feet, (6) north 64
degrees 42' east, 150 3 feet, (7) south 11 degrees 05' east
106 0 feet, (8) south 81 degrees 45' east, 250 7 feet, (9)
south 15' 23' east, 678 4 feet, to a point for a corner, same
being the southeast corner of a tract conveyed to the City of
Denton by Deed Recorded in Volume 809 Page 786 of the deed
records of Denton County Texas, said point also being a point
on the north boundary line of a tract conveyed to Earl Edwards
by deed recorded in Volume 794 Page 461 of the Deed Records of
Denton County Texas,
Thence north 76 degrees 15' west along the north boundary line
of said Edwards tract and the south boundary line of said City
tract, a distance of 2479 feet to a point for a corner said
point also being the southerly southwest corner of said City
tract and the easterly northwest corner of said Fdwards tract,
Thence North 2 degrees east along the easterly west boundary
line of said tract, a distance of 116 63 feet to a point for a
corner, said point being an inner ell corner of said City tract
and the middle of an east and west road,
Thence west along the south boundary of said City tract and
middle of said road a distance of 2961 45 feet more or less to
a point for a corner, said point being on the west boundary
line of the Gideon Walker Survey, abstract No 1330 and in the
right-of-way of Mayhill Road,
Thence south along the west boundary line of the Walker survey
and the east boundary line of the J B Brandon survey and in
the right-of-way of Mayhill Road, a distance of 1228 21 feet
more or less, to the southeast corner of the fourth tract
conveyed to Sherwood M Spencer by deed recorded in Volume 940
Page 574 of the deed records of Denton County, Texas and the
southeast corner of the J B Brandon survey abstract No 1S15,
Thence, West along the south boundary line of the Spencer tract
and J B Brandon survey passing the southwest corner of the
J B Brandon survey and the southeast corner of the J Cheek
survey abstract No 324 a total distance of 2080 56 feet, more
or less, to the southwest corner of the second tract as
conveyed to Sherwood M Spencer by deed recorded in Volume 940
Page 574 of the deed records of Denton County, Texas and a
point of the present City limits as established by ordinance
no 72.56,
Thence north 0 degrees 55' 05" east along the west boundary
line of said Spencer second tract and the present City limit a
distance of 1788 06 feet, more or less, to a point for a corner
on the existing City limits as established by ordinance no
65-43,

Thence northeasterly along a curve to the left and the present
City limits to the north boundary line of said Spencer tract
and the north boundary line of said Cheek survey,
Thence east along said lines to the place of beginning and
containing 440 acres of land more or less
SECTION II
The above described property is hereby classified as
Agricultural "A" District and shall so appear on the official
zoning map of the City of Denton, Texas, which map is hereby
amended accordingly
SECTION III
This ordinance shall be effective immediately upon its
passage
