HomeMy WebLinkAbout1981-048NO 0/- 'S''V AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO APPROXIMATELY 1 95 ACRES OF LAND, MORE OR LESS, OUT OF THE FRANCIS BATSON SURVEY, ABSTRACT NO 43, IN THE CITY OF DENTON, AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I The Zoning Classification and Use designation of the following described property, to -wit All that certain lot, tract, or parcel of land lying and being situated in the Francis Batson Survey, Abstract No 43, being part of a 1 857 acre tract conveyed to J Newton Rayzor by L W Shafer, et al and recorded in Volume 500, Page 418 of the Deed Records of Denton County, Texas, and being a part of a tract of land deeded to J Newton Rayzor by Frank N Hall, et ux, and recorded in Volume 432, Page 646, of the said Deed Records, and being more particularly described as follows BEGINNING at a point in the north right of way line of U S Highway 380, (Old Highway 24) at the southwest corner of Lot 1 of the Sandy Addition, an addition to the City of Denton as recorded in Volume 13, Page 47 of the Plat Records of Denton County, Texas, THENCE north with the west line of said Lot 1 of the Sandy Addition a distance of 250 feet to a point for a corner, THENCE west parallel with the north line of said U S Highway 380 a distanc eof 340 feet to a point for a corner, THENCE south parallel with the west line of said Lot 1 of the Sandy Addition a distance of 250 feet to a point for a corner in the north right of way line of said U S Highway 380, THENCE east with saidVighway 380 right of way a distance of 340 feet to the place o beginning and containing 1 9S acres of land, more or less is hereby changed from the Agricultural "A" District Classifi- cation Use to General Retail "GR" District Classification and Use under the Comprehensive Zoning Ordinance of the City of Denton, Texas The Zoning Map of the City of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordinances of the City of Denton, Texas under Ordinance No 69-1, be, and the same is hereby amended to show such change in District Classification and Use SECTION II That the City Council of the City of Denton, Texas hereby finds that such change is in accordance with a comprehensive plan for the purpose of promoting the general welfare of the City of Denton, Texas, and with reasonable consideration, among Z-1487-ANN POWELL-PAGE ONE other things for the peculiar suitability conserving the value and encouraging the maximum benefit to the SECTION III character of the district and for its or particular uses, and with a view to of the buildings, protecting human lives, most appropriate uses of land for the City of Denton, Texas, and its citizens That this ordinance shall be in full force and effect immediately after its passage and approval, the required public hearings having heretofore been held by the Planning and Zoning Commission and the City Council of the City of Denton, Texas, after giving due notice thereof 1981 PASSED AND APPROVED this the day of MA y i v r C ARD 0 STEWART, MAY CITY OF DENTON, TEXAS ATTEST /WDKS HOLT, CITY SECRETARY CITY OF DENTON, TEXAS APPROVED AS TO LEGAL FORM C J TAYLOR, JR , CITY ATTORNEY CITY OF DENTON, TEXAS BY Z-1487-ANN POWELL-PAGE TWO
