HomeMy WebLinkAbout1979-087No 7`l-D7 AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO APPROXIMATELY 13 961 ACRES OF LAND, MORE OR LESS, AS SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I That the Zoning Map of the City of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordinances of the City of Denton, Texas, under provisions of Ordinance No 69-1, be, and the same is hereby amended as follows All the hereinafter described property is hereby removed from the General Retail "GR" and Single Family "SF-7" Districts as shown on said Zoning Map, and all provisions of Ordinance No 69-1, adopted the 14th day of January, 1969, as amended, shall hereafter apply to said property as Light Industrial "LI" District in the same manner as other property located in the Light Industrial "LI" District and more particularly described as follows, All that certain lot, tract or parcel of land out of the William Teague Survey, Abstract No 1266 and the Jonathan Brock Survey, Abstract No 55, Denton County, Texas, and being that tract of land described in two parts as conveyed by G E Baker, et ux to A B Baker, et al and recorded in Volume 306, Page 428, Deed Records of said County and being more particularly described as follows BEGINNING at the northwest corner of said Baker tract, said point being the southwest corner of a tract of land conveyed to J M Pitner by G W Baker as recorded in Volume 303, Page 98, Deed Records of said County, THENCE south 890 00' east along the north line of said Baker tract a distance of 704 0 feet to the center of Woodrow Lane, THENCE south 00 59' west along the center of Woodrow Lane a distance of 987 2 feet to the center line intersection of Woodrow Lane and Morse Street, THENCE north 700 43' west along the center line of Morse Street a distance of 430 1 feet to a part for a corner, THENCE north 630 31' west a distance of 365 4 feet along the center line of Morse Street to the southwest corner of said Baker tract, THENCE north 00 06' west along the west line of said Baker tract a distance of 137 2 feet to a fence corner, THENCE north 8800 19' east along a fence line a distance of 50 0 feet to a fence corner, THENCE north 00 23' west along the west line of said Baker tract a distance of 555 7 feet to the place of beginning and containing in all 13 961 acres of land PAGE ONE - Z-1423 - TOM JESTER SECTION II That the City Council of the City of Denton Texas hereby finds that such chanc plan for the purpose City of Denton, Texas, other things for the peculiar suitability conserving the value and encouraging the maximum benefit to the SECTION III e is in accordance with a comprehensive of promoting the general welfare of the and with reasonable consideration, among character of the district and for its or particular uses, and with a view to :)f the buildings, protecting human lives, most appropriate uses of land for the City of Denton, Texas, and its citizens That this ordinance shall be in full force and effect immediately after its passage and approval, the required public hearings having heretofore been held by the Planning and Zoning Commission and the City Council of the City of Denton, Texas, after giving due notice thereof PASSED AND APPROVED this the 18th day of December, A D 1979 IL NASH, YOR CITY OF DENTON, TEXAS ATTEST or- R K OL , CITY SECRETARY CITY OF DENTON, TEXAS APPROVED AS TO LEGAL FORM C J TAYLOR, JR , CITY ATTORNEY CITY OF DENTON, TEXAS PAGE TWO - Z-1423 - TOM JESTER !9 br SECTION V.
