AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIESiTO THREE TRACTS OF LAND CONTAINING APPROXIMATELY 21 261
ACRES, AS SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF
DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DE-
CLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of Ordinances
of the City of Denton, Texas, under provisions of Ordinance No 69-1,
be, and the same is hereby amended as follows
TR CT ONE
That Tract One consisting of 9 154 acres of land, more or less,
hereinafter described is hereby removed from the Single -Family "SF-
10" District as shown on said zoning map, and all provisions of
Ordinance No 69-1, adopted the 14th day of January, 1969, as amended,
shall hereafter apply to said property as Two -Family "2-F" District
in the same manner as other property located in the Two -Family "2-F"
District, and more particuarly described as follows
All that certain lot, tract or parcel of land situated in the R Beau-
mont Survey, Abstract No 31, Denton County, Texas, being a part of a
certain (called) 31 acre tract deeded by Woodson A Harris and Mary A
Harris to Richard A Harris, on the 19th day of February, 1945, re-
corded in Volume 312, Page 633 of the Deed Records of said County, and
being more fully described as follows
COMMENCING at the southeast corner of said 31 acre tract said point
also in the west right of way of present Carroll Boulevard,
THENCE north along the west right of way of Carroll Boulevard a dis-
tance of 680 24 feet to the point of beginning,
THENCE west a distance of 630 feet,
THENCE north a distance of 131 38 feet,
THENCE west a distance of 250 feet,
THENCE south a distance of 131 38 feet,
THENCE west a distance of 500 feet,
THENCE north a distance of 312 76 feet to the southwest corner of the
Oakhill Addition,
THENCE east along the south boundary line of Oakhill Addition a dis-
tance of 1380 feet to the right of way of Carroll Boulevard,
THENCE south along the west right of way of Carroll Boulevard a dis-
tance of 312 76 feet to the point of beginning and containing 9 154
acres of land
TRACT TWO
That Tract Two consisting of 4 607 acres of land, more or less,
hereinafter described is hereby removed from the Single -Family "SF-10"
District as shown on said zoning map, and all provisions of Ordinance
No 69-1, adopted the 14th day of January, 1969, as amended, shall
hereafter apply to said property as Multi -Family Restricted "MF-R"
District in the same manner as other property located in the Multi -
Family Restricted 'IMF-R" District, and more particularly described
as follows
All that certain lot, tract or parcel of land situated in the R Beau-
mont Survey, Abstract No 31, Denton County, Texas, being a part of a
certain (called) 31 acre tract deeded by Woodson A Harris and Mary A
Harris to Richard A Harris, on the 19th day of February, 1945, re-
corded in Volume 312, Page 633 of the Deed Records of said County, and
being more fully described as follows
COMMENCING at the southeast corner of said 31 acre tract, said point
also in the west right of way of present Carroll Boulevard,
THENCE west along the south boundary of said 31 acre tract a distance
of 630 feet,
THENCE north a distance of 457 73 feet to the point of beginning,
THENCE west a distance of 750 feet to the west boundary of said 31
acre tract,
THENCE north along the west boundary of said 31 acre tract a distance
of 222 01 feet,
THENCE east a distance of 500 feet,
THENCE north a distance of 131 38 feet,
THENCE east a distance of 250 feet,
THENCE south a distance of 356 89 feet to the point of beginning
and containing 4 607 acres of land
TRACT THREE
That Tract Three consisting of 7 5 acres of land, more or less,
hereinafter described is hereby removed from the Single -Family "SF-10"
District as shown on said zoning map, and all provisions of Ordinance
No 69-1, adopted the 14th day of January, 1969, as amended, shall
hereafter apply to said property as Multi -Family 'IMF-1" District in
the same manner as other property located in the Mult-Family 'IMF-1"
District, and more particularly described as follows
All that certain lot, tract or parcel of land situated in the R Beau-
mont Survey, Abstract No 31, Denton County, Texas, being a part of a
certain (called) 31 acre tract deeded by Woodson A Harris and Mary A
Harris to Richard A Harris on the 19th day of February, 1945, re-
corded in Volume 312, Page 633, Deed Records of said County, and being
more fully described as follows
COMMENCING at the southeast corner of said 31 acre tract, said point
also in the west right of way of present Carroll Boulevard,
THENCE west along the south boundary of said 31 acre tract a distance
of 630 feet to the point of beginning,
THENCE west along the south boundary of said 31 acre tract a distance
of 639 feet,
THENCE north along the eastern west boundary of said 31 acre tract a
distance of 149 5 feet,

THENCE west a distance of 103 feet to the west boundary of said 31
acre tract,
THENCE north along the west boundary of said 31 acre tract a distance
of 308 23 feet,
THENCE east a distance of 750 feet,
THENCE south a distance of 457 73 feet to the point of beginning and
containing 7 5 acres of land
SECTION II
That the City Council of the City of Denton, Texas hereby finds
that such change is in accordance with a comprehensive plan for the
purpose of promoting the general welfare of the City of Denton, Texas,
and with reasonable consideration, among other things for the char-
acter of the district and for its peculiar suitability or particular
uses, and with a view to conserving the value of the buildings, pro-
tecting human lives, and encouraging the most appropriate uses of
land for the maximum benefit to the City of Denton, Texas, and its
citizens
SECTION III
That this ordinance shall be in full force and effect immedi-
ately after its passage and approval, the required public hearings
having heretofore been held by the Planning and Zoning Commission
and the City Council of the City of Denton, Texas, after giving due
notice thereof
