HomeMy WebLinkAbout1978-027NO 71-a7 AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO A PORTION OF LOT 18, BLOCK 3031-C, AS SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I That the Zoning Map of the City of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordinances of the City of Denton, Texas, under provisions of Ordinance No 69-1, be, and the same is hereby amended as follows All the hereinafter described property is hereby removed from the Agricultural "A" District as shown on said Zoning Map, and all provisions of Ordinance No 69-1, adopted the 14th day of January, 1969, as amended, shall hereafter apply to said property as Light Industrial "LI" District in the same manner as other property located in the Light Industrial "LI" District, All that certain 6 460 acre tract, or parcel of land situated in the 0. S Brewster Survey, Abstract No 56, Denton County, Texas; said tract being part of a tract shown by deed to Arapho East and recorded in Volume 803, Page 367 of the Deed Records of Denton County, Texas, said tract being further described herein by metes and bounds as follows: BEGINNING for the northeast corner of the tract being described herein, at an iron pin found at the northeast corner of said Arapho East tract in the western line of I H 35W, THENCE south 170 28' 20" west 107 9 feet to a right of way monu- ment at angle point in said west line of I H 35W; THENCE south 211 57' 20" west 142 1 feet to an iron pin in said western line of I. H 35W, THENCE south 890 43' 30" west 1159 9 feet to an iron pin in the west line of said Arapho East tract, THENCE north 20 05' 10" east 234 5 feet to an iron pin found at the northwest corner of said Arapho East tract; THENCE north 890 43' 30" east 1236.9 feet to the place of be- ginning, and containing approximately 6 460 acre of land, more or less SECTION II That the City Council of the City of Denton, Texas hereby finds that such change is in accordance with a comprehensive plan for the purpose of promoting the general welfare of the City of Denton, Texas, and with reasonable consideration, among other things for the character of the district and for its peculiar suitability or particular uses, and with a view to conserving the value of the buildings, protecting human lives, and encouraging the most appropriate uses of land for the maximum benefit to the City of Denton, Texas, and its citizens SECTION III That this ordinance shall be in full force and effect immedi- ately after its passage and approval, the required public hearings having heretofore been held by the Planning and Zoning Commission and the City Council of the City of Denton, Texas, after giving due notice thereof.
