AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,
TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO
69-1, AND AS SAID MAP APPLIES TO CITY LOT 1, BLOCK 135C, AS
SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON,
TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLARING
AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, adopted
January 14, 1969, as an Appendix to the Code of Ordinances of
the City of Denton, Texas, under provisions of Ordinance 69-1,
be, and the same is hereby amended as follows
All the hereinafter described property ~s hereby removed
from the "A" Agricultural D~str~ct as shown on sa~d Zoning Map,
and all provisions of Ordinance No 69-1, adopted the 14th day
of January, 1969, as amended, shall hereafter apply to said pro-
perty as "SF-7" Single Family Distr~ct ~n the same manner as
other property located in the "SF-7" S~nqle Family D~str~ct,
All that certain lot, tract or parcel of land out of the B B B
& C R R Survey, Abstract No 186, Denton County, Texas, being
a part of a called 42 5 acre tract conveyed to Will Will~ams by
F D Cox, et ux, recorded ~n Volume 319, Page 314, Deed Records
of Denton County, Texas, and a part of an 18 31 acre tract out
of the B B B & C R R Company Survey, Abstract No 186, Denton
County, Texas, conveyed by L H Richey, et ux to W~ll W~ll}ams
on July 21, 1950, and recorded in Volume 363, Page 395, Deed Re-
cords of Denton County, Texas and being more particularly des-
cr~bed as follows
BEGINNING at a point located south 1° 02' west a distance of
104 0 feet along the east fence line, from the southeast corner
of the afore mentioned 42 5 acre tract and the northeast corner
of the afore mentioned 18 31 acre tract, said point being the
most easterly southeast corner of said 18 31 acre tract,
THBNCE north 1° 02' east along the east fence l~ne of the two
afore mentioned tracts a d~stance of 520 05 feet to a point for
a corner in the south boundary l~ne of W~ndsor Dr~ve,
THENCE north 89° 35' west along the south boundary l~ne of W~ndsor
Dr~ve a distance of 129 3 feet to a point for corner in the east
l~ne of Bell Avenue,
THENCE south 1° 25' west along the east l~ne of Bell Avenue a d~s-
tance of 518 0 feet to a point for corner in an east l~ne of afo~e
mentioned 18 31 acre tract,
THENCE south 88° 41' east a d~stance of 132 76 feet to the place
of beginning and containing 1 56 acres of land, more or less
SECTION II
That the C~ty Council of the C~ty of Denton, Texas, hereby
finds that such change is ~n accordance with a comprehensive plan
for the purpose of promoting the general welfare of the City of
Denton, Texas, and w~th reasonable consideration, among other
th~ngs for the character of the district and for ~ts peculiar
suitability or particular uses, and w~th a view to conserving the
value of the buildings, protecting human l~ves, and encouraging
the most appropriate uses of land for the maximum benefit to the
C~ty of Denton and ~ts citizens
SECTION III
That this ordinance shall be ~n full force and effect im-
mediately after its passage and approval, the required public
hearings hawng heretofore been held by the Planning and Zoning
Commission and the C~ty Council of the C~ty of Denton, Texas, after
g~v~ng due notice thereof
PASSED and APPROVED this the 9th day of November, A D 1971
