AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF OROINANCES OF
THE CI;Y OF DENTON, T[XAS, BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIES TO CERTAIN LOTS IN THE MACK ADDITION TO THE CITY OF DENTON,
TEXAS, AS SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF
DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLAR-
ING ANIEFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, adopted
Januar~ 14, 1969, as an Appendix to the Code of Ordinances of
the C~lty of Denton, Texas, under prowslons of Ordinance No 69-1,
be, anld the same is hereby amended as follows
All the hereinafter described property is hereby removed
from the "A" Agricultural Dlstr~ct as shown on said Zoning Map,
and all provisions of Ordinance No 69-1, adopted the 14th day of
January, 1969, as amended, shall hereafter apply to said property
as "MF-I" Multi-Family D~strlct in the same manner as other pro-
perty located ~n the "MF-I" Multi-Family District,
IN THE CITY AND COUNTY OF DENTON, TEXAS,
BEGINiNING at a point ~n the south boundary line of the T M
Downllng Survey, Abstract No 346, said point of beqlnnlnq being
1746 0 feet south 88° 48' west of the southeast corner of sa~d
Downllng Survey,
THENCE south 88° 48' west along the south boundary line of sa~d
Downing Survey, a distance of 836 30 feet to a point for a corner,
THENCE north 1° 34' west a distance of 1098 O0 feet to a point for
a corner ~n the centerllne of East McKlnney Street,
THENCE south 88° 09' east alonq the centerl~ne of East McKlnney
Street, a distance of 706 02 feet to a point for a corner,
THENCE south 2° 07' 30" west, a distance of 60 O0 feet to the be-
ginning of a curve to the left, said curve having a radius of
250 O0 feet and a tangent length of 51 15 feet,
THENCE southerly, along said curve to the left a distance of 100 90
feet to a point,
THENCE south 21° 00' east, a distance of 50 O0 feet to the beq~nn-
lng of a curve to the r~ght, sa~d curve having a radius of 250 O0
feet and a tangent length of 26 28 feet,
THENCE southerly, along said curve to the right, a d~stance of 52 36
feet to a point,
THENCE south 9° 00' east a distance of 676 O0 feet to the beginning
of a curve to the right, said curve having a radius of 594 96 feet
and a tangent length of 40 56 feet,
THENCE southerly along said curve to the right a d~stance of 80 99
feet to a point,
THENCE south 1° 12' east a distance of 53 O0 feet to the place of
beginning and containing 19 201 acres of land, more or less
SECTION II
That the City Council of the City of Denton, Texas, hereby
finds that such change is in accordance w~th a comprehensive plan
for the purpose of promoting the general welfare of the City of
Denton, Texas, and w~th reasonable consideration, among other th~nqs
for the character of the dlstr~ct and for ~ts peculiar suitability
or particular uses, and with a wew to conserving the value of the
buildings, protecting human l~ves, and encouraging the most approp-
riate uses of land for the maximum benefit to the C~ty of Denton
and ~ts citizens

That this ordinance shall be ~n full force and effect ~mmed-
lately af:ter its passage and approval, the required public hear-
lngs havfng heretofore been held by the Planning and Zoning Commiss-
ion and the C~ty Council of the C~ty of Denton, Texas, after g~vlnq
due notice thereof
PASSED AND APPROVED this the 13th day of July, A D 1971
