AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIES TO CERTAIN LOTS IN THE MACK ADDITION TO THE CITY OF DENTON,
TEXAS, AS SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF
DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLAR-
ING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, adopted
January 14, 1969, as an Appendix to the Code of Ordinances of the
City of Denton, Texas, under prowslons of Ordinance No 69-1, be,
and the same ~s hereby amended as follows
All the hereinafter described property ~s hereby removed
from the "SF-7" S~ngle Family D~str~ct as shown on said Zoning Map,
and all prowsions of Ordinance No 69-1, adopted the 14th day of
January, 1969, as amended, shall hereafter apply to said property
as "GR" General Retail D~str~¢t in the same manner as other pro-
perty located ~n the "GR" General Retail District,
IN THE CITY AND COUNTY OF DENTON, TEXAS,
BEGINNING, for the southwest corner, at a point in the centerl~ne
of East McKinney Street, sa~d point of beq~nn~ng lying south 89°
05' east 290 0 feet and south 0° 55' west 50 0 feet from the south-
west corner of a tract of land conveyed to Mrs Pauline Mack by
Deed recorded ~n Volume 418, Page 556 of the Deed Records of Denton
County, Texas,
THENCE north 0° 55' east a distance of 235 O0 feet to a point for a
corner,
THENCE north 19° 00' 31" east a d~stance of 86 87 feet to a point
for a corner,
THENCE north 36° 00' east a d~stance of 415 O0 feet to a point for a
corner,
THENCE north 46o 17' 63" east a d~stance of B1 31 feet to a point
for a corner,
THENCE south 89° 49' east a d~stance of 200 71 feet to a point for a
corner in the centerl~ne of Audra Dr~ve,
THENCE north 17° 00' east along the centerl~ne of Audra Drive, a dis-
tance of 169 53 feet to the beginning of a curve to the right, sa~d
curve hawng a radius of 802 O0 feet and a tangent length of 217 15
feet,
THENCE northerly along said curve to the right, a distance of 424 12
feet to a point,
THENCE north 47° 18' east along the centerllne of Audra Drive a dis-
tance of 297 70 feet to a point for a corner,
THENCE south 0° 56' east a distance of 687 21 feet to a point for a
co~ner,
THENCE south 35° 00' east a distance of 199 l0 feet to the beginning
of a curve to the ~lght said curve having a radius of 600 O0 feet
and a tangent length of 201 44 feet,
THENCE southeasterly, along said curve to the right, a distance of
388 77 feet to a point,
THENCE south 2° 07' 30" west, a distance of 221 l0 feet to a point
for a corner in the centerllne of East McKlnney Street,
THENCE north 88° 09' west, along the centerllne of East McKlnney
Street, a distance of 712 O0 feet to a point,
THENCE north 89° 05' west, along the centerllne of East McK~nney
Street, a distance of 520 O0 feet to the place of beginning and con-
tanning 23 148 acres of land, more or less
SECTION II
That the City Council of the City of Denton, Texas, hereby
finds that such change is ~n accordance with a comprehensive plan
for the purpose of promotlnq the general welfare of the City of
Denton, Texas, and with reasonable consideration, among other things
for the character of the dlstrlct and for its peculiar suitability
or particular uses, and with a view to conserving the value of the
buildings, protecting human l~ves, and encouraging the most appro-
priate uses of land for the maximum benefit to the City of Denton
and its citizens
SECTION III
That this ordinance shall be in full force and effect immed-
iately after its passage and approval, the required public hear-
~ngs having heretofore been held by the Planning and Zoning Commiss-
ion and the City Council of the City of Denton, Texas, after giving
due not~ce thereof
