HomeMy WebLinkAbout1971-039 NO AN ORDINANCE AMENDING THE ZONING MAP OF TIlE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO CERTAIN LOTS IN THE MACK ADDITION TO THE CITY OF DENTON, TEXAS, AS SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLAR- ING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I That the Zoning Map of the C~ty of Denton, Texas, adopted January 14, 1969, as an Appendix to the Code of Ordinances of the C~ty of Denton, Texas, under provisions of Ordinance No 69-1, be, and the same is hereby amended as follows All the hereinafter described property is hereby removed from the "A" Agricultural D~str~ct as shown on sa~d Zoning Map, and all prows~ons of Ordinance No 69-1, adopted the 14th day of January, 1969, as amended, shall hereafter apply to sa~d property as "SF-7" S~ngle Family Dlstr~ct in the same manner as other pro- perty located ~n the "SF-7" S~ngle Family D~str~ct, IN THE CITY AND COUNTY OF DENTON, TEXAS, BEGINNING at a point ~n the south boundary l~ne of the T M Down- ~ng Survey, Abstract No 346, sa~d point of beginning be]nq 1746 0 feet south 88° 48' west of the southeast corner of said Down~nq Survey, THENCE north 1° 12' west, a d~stance of 53 O0 feet to the beginn- ing of a curve to the left, sa~d curve having a radius of 594 96 feet and a tangent length of 40 56 feet, THENCE northerly, along sa~d curve to the left, a d~stance of 80 99 feet to a point, THENCE north 9° 00' west, a d~stance of 676 O0 feet to the beginning of a curve to the left, said curve having a radius of 250 O0 feet and a tangent length of 26 28 feet, THENCE northerly, along sa~d curve to the left, a d~stance of 52 36 feet to a point, THENCE north 21° 00' west, a distance of 50 O0 feet to the beg~nn~nq of a curve to the r~ght, sa~d curve hawng a radius of 250 O0 feet and a tanqent length of 51 15 feet, THENCE northerly, along said curve to the r~ght, a d~stance of 100 90 feet to a point, THENCE north 2° 07' 30" east, a distance of 60 O0 feet to a point for a corner in the centerline of East McKlnney Street, THENCE south 88° 09' east, along the centerllne of East McKlnney Street, a distance of 360 50 feet to a point, THENCE south 88° 51' east, along the centerllne of East McK~nney Street, a distance of 744 09 feet to a point for a corner, THENCE north 0° 19' west, a distance of 2,618 86 feet to a point for a corner, THENCE south 89° 55' 30" east, a distance of 1273 20 feet to a point for a corner, THENCE south 2° ll' 30" west, a distance of 806 80 feet to a point for a corner, THENCE south 880 37' west, a distance of 177 40 feet to a point for a corner, THENCE south 1° 27' west, a distance of 95 40 feet to a point for a corner, same being the most southern southeast corner of the M E P & P R R Company Survey, Abstract No 1473, THENCE north 89° 03' west, a distance of 260 40 feet to a point for a corner, THENCE south 0° 07' 30" west, a distance of 2,056 18 feet to a point for a corner in the centerl~ne of East McKlnney Street, THENCE north 73° 09' 30" west, along the centerllne of East McKlnney Street, a distance of 147 21 feet to a point for a corner, THENCE south 1° 04' 30" east, a distance of 348 50 feet to a point for a corner, THENCE north 880 27' east, a distance of 149 70 feet to a point for a corner, THENCE south 0° 49' 30" east, a d~stance of 456 40 feet to a point for a corner, same be3ng the southeast corner of the T M Downlnq Survey, Abstract No 346 THENCE south 88° 48' west, along the south boundary line of said Downing Survey, a distance of 1746 O0 feet to the place of beginn- ing and containing 98 176 acres of land, more or less SECTION II That the C~ty Council of the City of Denton, Texas, hereby finds that such change ~s ~n accordance with a comprehensive plan for the purpose of promoting the general welfare of the City of Denton, Texas, and with reasonable consideration, among other things for the character of the district and for ~ts peculiar suitability or particular uses, and with a v~ew to conserving the value of the buildings, protecting human lives, and encourag~nq the most appro- priate uses of land for the maximum benefit to the C~ty of Denton and its citizens SECTION III That thls ordinance shall be ~n full force and effect ~mmed- lately after its passage and approval, the required public hearings having heretofore been held by the Planning and Zoning Commission and the City Council of the City of Denton, Texas, after g~v~ng due not~ce thereof PASSED AND APPROVED this the 13th day of July, A D 1971 AlEXAnDER M FTN~AY, JR CITY OF DENTON, TEXAS ATTEST BROOKS HOLT, CITY SECRETARY CITY OF DENTON, TEXAS ED Ak TO LEGAL FORM ~l~4CK Q BARTON, CITY ATTORNEY /~TY OF DENTON, TEXAS
