AN ORDIN~ANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIES TO CITY BLOCK 187'1 AS SHOWN THIS DATE ON THE OFFICIAL TAX
MAP OF THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED
THEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, adopted
january 14, 1969, as an Appendix to the Code of Ordinances of
the City of Denton, Texas, under provisions of Ordinance No
69-1, be, and the same is hereby amended as follows
All the hereinafter described property is hereby removed
from the "A" Agricultural District as shown on said Zon-
ing Mep, and all provisions of Ordinance No 69-1, adopt-
ed the 14th day of January, 1969, as amended, shall here-
after apply to said property as "GR" General Retail Dis-
trict ~n the same manner as other property located ~n
the "GR" General Retail District,
BEGINNING at the northwest corner of Lot 2, Block 187-1,
THENCE east along the north boundary line of said Lot No
a distance of 200 feet to a point for a corner,
THENCE south 200 feet east of and parallel with the west
boundary l~ne of said Lot No 2 a d~stance of 360 feet to
a point for a corner,
THENCE west a distance of 200 feet to a po~t for a corner
in the west boundary line of said Lot No
THENCE north along the west boundary line of said Lot
e distance of 360 feet to the point of beg~nnlnq and con-
raining approximately 72,000 square feet of land
SECTION II_
That the C~ty Council of the C~ty of Denton, Texas, hereby
finds that such change is in accordance with a comprehensive plan
for the purpose of promoting the general welfare of the City of
Denton, Texas, and with reasonable consideration, among other
things for the character of the district and for its peculiar suit-
ability or particular uses, and with a v~ew to conserving the value
of the buildings, protecting human lives, and encouraging the most
appropriate uses of land for the maximum benefit to the C~ty of
Denton and its c~t~zens
SECTION III
Th,at th~s ordinance shall be in full force and effect ~mmed-
lately after its passage and approval, the required public hear-
~ngs having heretofore been held by the Planning and Zoning Com-
mission and the C~ty Council of the City of Denton, Texas, after
g~wng due notice thereof
