AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIES TO CITY LOTS 1 AND 3, BLOCK 350 AS SHOWN THIS DATE ON THE
OFFICIAL TAX ROLLS AND PLAT OF THE CITY OF DENTON, TEXAS, AND MORE
PARTICULARLY DESCRIBED THEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, adopted
January 14, 1969, as an Appendix to the Code of Ordinances of
the City of Denton, Texas, under prows~ons of Ordinance No
69-1, be, and the same ~s hereby amended as follows
All the hereinafter described property is hereby removed
from the "SF-7" Single Family D~str~ct as shown on sa~d
Zoning Map, and all provisions of Ordinance No 69-1,
adopted the 14th day of January, 1969, as amended, shall
hereafter apply to sa~d property as "GR" General Retail
D~strict ~n the same manner as other property located in
the "GR" General Retail D~strlct,
All that certain lot, tract or parcel of land lying and
beinq situated ~n the C~ty and County of Denton, State
of Texas, and be~nq City Lots 1 and 3, Block 350, and
being further described as being located at 1103 Stemmons
SECTION II..
That the City Council of the C~ty of Denton, Texas, hereby
finds that such change ~s ~n accordance w~th a comprehensive plan
for the purpose of promoting the general welfare of the C~ty of
Denton, Texas, and with reasonable consideration, among other
things for the character of the distr~ct and for ~ts peculiar su~t-
ab~llty or particular uses, and w~th a v~ew to conserving the value
of the buildings, protecting human l~ves, and encouraging the most
appropriate uses of land for the maximum benefit to the C~ty of
Denton and its c~t~zens
SECTION III
That this ordinance shall be in full force and effect ~mmed-
~atelv after ~ts passage and approval, the required public hear-
~ngs ~aving heretofore been held by the Planning and Zoning Com-
mission and the C~ty Council of the C~ty of Denton, Texas, after
g~wng due not~ce thereof
PASSED AND APPROVED this the 27th day of July, A D 1971
