Dear Mrs. Bradshaw:
Please be advised as to the intention of the Ctty of Denton ,
to plec:e, construct, and install an additional water line
within the existing easement located on your property pre-
viously granted to the City as described by the attached
exhibit.
After the installation of this pipe, the City will level,
repair, and replace any damage to your property sustained
as a result of the construction of the line.
Please sign the attached copy of this latter acknowledging
your permission for the City of Denton to lay said line and
to enter on your property for purposes of said construction.

This Agreement of Lease, made this the ZISL day of August,
A. D. 1973 by and between the CITY OF DENTON, TEXAS, known herein
as LESSOR and the DENTON CHAMBER. OF COMMERCE, known herein as
LESSEE.
WITNESSETH:
That the sdid LESSOR does by these presents lease and demise
u-ato the said V..3SSEE the following described property, to-Wit:
Lying anF. being situated in the City of Denton, Texas,
County of Denton, State of Texas, and being Lot 15,
Block 431 of the City of Denton, Texas (approximately
25,000 square feet), the same being the land owned by
the City situated on the northeast corner of Parkway
and Carroll Boulevard.
For the term of twenty-five (25) years beginning the lst
day of September , A. D. 1973 and ending the 31st
day of August , A. D. 1998 paying therefor the sum
of one Dollar ($1.00) annually upon the conditions and covenants
following:
I.
That LESSEE will immediately build and construct a building
on the property composed of approximately 3500 square feet, at an
approximate cost of $70,000, including site preparation, parking
and landscaping.
(a) That said exterior wall area building will consist
of one hundred per cent masonry and/or glass con-
struction.
(b) That the parking, site preparation, and building
will meet all zoning and setback ordinances of the
City of Denton, Texas.
(c) That the plans and specifications of said building,
site preparation, pa.'-ing and landscaping will be
approved by the Lessor prior to the commencement
of construction.
(d) That the-!e will be no avenues of egress or ingress
for mocvr vehicles constructed to the leased pro-
1-erty from Carroll Boulevard.
II.
That LESSEE will continence construction within two hundred
and seventy (270) days of the execution date of this lease, Lnd
construction will be completed within one year from the date
that the construction commences.
Iss"I.
The LESSEE will assume fail responsibility for general up
keep, maintenance and repair to the building and property dur-
ing the term of the lease. Additionally, LESSEE agrees to main-
tain in force, at all times during the term of this lease, a
policy or policies of fire insurance to the extent of at least
the actual market value of the demised premises, in no event less
than $50,0(0. Saia policies shall name the LESSOR as a beneficiary
thereof to protect its interest herein.
LESSEE agrees to pay before delinquency all charges for water,
gas, heat, electricity, power and other similar charges incurred
by LESSEE with respect to and during its occupancy of the demised
premises.
IV.
At the expiration of the term of this lease, LESSOR will ac-
quire full ownership of the building and improvements, free and
clear of any indebtedness or obligations.
IN TESTIMONY WHEREOF, the said par'Cies have hereunto set their
hands, in duplicate, the day and year above written.

Minutes of the Board of Equalization for Year 1973
The Board of Equalization convened August 1, 1973 at
9:30 A. M. In the Tax Office of the Denton Independent School
District, 215-B East Oak Street, Denton, Texas.
Present: Board members, Clayton Atkins, Raymond Fitts,
Paden Neeley, Tax Assessor-Collector L. Ludwig, of the
Denton Independent School District and Tax Assessor-Collector
Hugh Nixon, of the City of Denton.
The Oath of Office was given the Board members.
Clayton Atkins, was elected Chairman of the Board and
was informed that due notices of the Board of Equalization
meetings had been given and proper publication had been made.
Chairman Atkins, stated that the Board was now ready for
business; whereupon the Board proceeded with the following Protests:

The Board considered the foregott.g items. Motion was made
and seconded that the values be approved. The motion carried.
It was moved, seconded and carried that the schedule of values
applied to unrendered automobiles, trucks, mobile homes, aircraft,
are fair and equitable and assessments made by the Assessor and
Collector of Taxes are hereby approved.
It was further moved, seconded and carried, that all protests
not herein expressly enumerated for persons who either appeared before
the Board of Equalization, or filed protests and failed to appear,
are hereby expressly overruled and assessments are made by the
Assessor and Collector are in all things approved.
It was further moved, seconded and carried, that the valua-
tions placed against property of persons who were given notice of
such valuation and who failed to appear before the Board of Equal-
ization are approved.
The Board of Equalization, having reviewed the protests and
the assessment rolls covering taxable property located within
the City of Denton and the Denton Independent School District,
in their entirety and after duly considering the same, are of the
opinion that the assessment rolls as corrected should be in all
things approved.
There being no further business before the Board, their
labors having been completed; it was moved, seconded and carried
that the Board of Equalization sitting for the year 1973 be duly
adjourned.

may be used by Grantee for the purpose of constructing and maintaining a sanitary sewer
line and related appurtenances.
Grantor shall not construct within the above described right of way any permanent

OF DENTON, TEXAS, BY ORDINANCE NO. 69-1, ANi. AS SAID NAP APPLIES TO
LOT NO. 8.1/City Block No. 440 AS SHOWN THIS DATE ON THE OFFICIAL TAX
MAP OF THE CITY OF DENTON, TEXAS, AND MORE. PARTICULARLY DESCRIBED THERE-

That the Zoning Map of the City of Denton, Texas, adopted January 14,

That the City Council of the City of Denton, Texas, hereby finds that
such change is in accordance with a comprehensive plan for the purpose
of promoting the general welfare of the City of Denton, Texas, and with
reasonable consideration, among other things for the character of the
district and for its peculiar suitability or particular uses, and with
a view to conserving the value of the buildings, protecting human lives,
and encouraging the most appropriate uses of land for the maximum bene-
fit to the City of Denton, Texas and its citizens.
SECTION III.
That this ordinance shall be in full force and effect immediately after
its passage and arproval, the required public hearings having heretofore
been held by the Planning and Zoning Commission and the City Council of
the City of Denton, Texas, after giving due notice thereof.

of Denton, Texas, hereby declares it would have enacted such remain-
ing portions despite any such invalidity.
SECTION V.
That this ordinance shall become effective fourteen (14) days
from the date of its passage, and the City Secretary is hereby di-
rected to cause the caption of this ordinance to be published in the
Denton Record-Chronicle within ten (10) days of the date of its
passage.
