The low bid was $192,045 by the David Duffield ConstructiCompany of Denton, We have $90,000 to $100,000 budgeted for contruction of this site. Our architect, in the attached letter, indicates that he thinks the low bid was a good bid and a fair price for the construction of the proposed facility and he recommends that { If possible, we should go ahead and accept the low bid. I have discussed the matter with Chief Mills and our Finance Director, Bill McNary and it does not appear to be feasible to generate an additional $100,000 from our existing budget. F I feel that we need to make the Council aware of the situation acid discuss some alternatives with them at their meeting of November 13. Jim Kirkpatrick will be in attendance k and answer questions. II i ng o 1 KCigd 1 I 1 i % ~ I k i t I I . IJ +1 I i JAMES R. KIRKPATRICK I, 1 ARCHITECT ■ i i 2 November 1979 Mr. King Cole Assistant City Manager 215 E. McKinney Denton, Texas 76201 i Re: City of Denton Animal Humane Shelter Dear Sir: In response to our meeting of Thursday, 1 November, please find for your review this letter concerning the referenced project. Having reviewed the bids received for construction of the project, it is my opinion that the low bid received from David Duffield Construction Company is a fair and equitable price. The cost of Base Bid, Bid Alternate "A" and Bid Alternate "C" would be $192,045.00. This is of course considerably above the original budget, however I recommend that if possible, the City of Denton accept the low bid received, I base this recommandation on the reasons as follow: a 1) As previously mentioned, the low bid is a fair and equitable price ($37.57/of for the building). 2) It to doubtful the existing plane, which meet the using agents needs and design criteria and has their approval, f could be sufficiently modified and re-bid with any hope I of realizing substantial savings. f 3) Complete re-design and reduction of the facility will be required to attempt a substantial savings; however, price escalation will become a factor in any re-design. A re- design to achieve substantial savings might provide a newer facility than the existing, but I have reservations { concerning what the quality might be and the anticipated building life. Please know that my office stands ready to proceed with the project, regardless of whether that means proceeding as presently designed, modification, or complete re-design, f The present design will provide the City of Denton with a fine facility at a reasonable cost. Please realize that a prompt decision is needed, since the bids received are valid for only 30 days from the date received. { MEMBER AMERICAN INSTITUTE OF ARCHITECTS SUITE 518, FIRST STATE SANK SUILOINC3 OENTON, TEXAS 76201 (51713A7-81SR i r V.IFMl.W?RY.Y.q tvwrv w.•r."w.m.ax., _....._.,_.........:...._...r.._.n.......w-.,+.r ~...[+rn,:erw..W .....r ...r.ruanrv[.w.a i I ~ I I ~ I -2- ~ Should you have any questions or require additional information, please contact me at your convenience. 1 Sincerely, is s R.
