THE STATE OF TEXAS LICENSE AGREEMENT
COUNTY OF DENTON KNOW ALL MEN BY THESE PRESENTS:
In consideration of the mutual covenants, conditions, and
promises set forth herein, the City of Denton, Texas [here-
inafter referred to as "City"] and Joe Arispie [hereinafter
referred to as "Owner(s)"] whose address is 1309 Paisley,
Denton, Texas, 76201, contract and agree as follows:
SECTION I.
Owner (s) hereby grant to the pity and its authorized
employees, agents and contractors, a license to occupy and use,
subject to the terms and conditions herein, that portion of the
premises depicted and identified on Exhibit "A", attached
f hereto and incorporated herein by reference.

The premises licensed herein may be occupied and used by
the City and its authorized employees, agents and contractors
for access and sloping the embankment in conjunction with the f
j Wtllowsprings Drainage Project.
SECTION III_ `
{ The existing channel will be have a 35' concrete bottom
from Duncan Street to Willowsprings Drive. The side slopes of
the drainage ditch will be at a 3:1 slope.
SECTION IV.
The license agreement shall become effective immediately
{ upon its execution and terminate upon the completion of the
work to be performed hereunder. f
3 SECTION Y.
Each of the undersigned represents to the City that he
(she) is the owner of that portion of the premises depicted and
identified on Exhibit "A" attached hereto and incorporated
herein by reference and has the legal authority to execute this
agreement. In furtherance of such representation, each of the
undersigned agrees to indemnify and defend against, and hold
City harmless from, any claims of third persons claiming legal
or equitable title to the premises licensed herein,

! EXHIBIT "A"
ALL that certain lot, tract or parcel of land lying and being
situated in the City and County of Denton, State of Texas, and
being part of the S.C. Hirams Survey, Abst. No. 616 and being
part of Lot No. 20 Block A of the Shady Oaks Industrial
Subdivision, an addition to the City and County of Denton, and
also of being part of a tract of land as conveyed from Addison
Lee Pfluger to Joe Arispie by deed dated February 15, 1977 and
recorded in Volume 822, Page 542 of the Deed Records of Denton
County, Texas, and more particularly described as follows:
COMMENCING at the southeast corner of said Lot 2 and the
northeast corner of Lot 2A, Block A of said addition, said
point also lying in the northwest boundary line of a 60'
drainage and public utility easement;
THENCE north 390 38' 50" west along the southeast boundary
line of said Lot 2 and the northwest boundary line of said 60'
drainage and public utility easement a distance of 33.21' to
the POINT OF BEGINNING;
THENCE north S00 21' 10" west a distance of 15.0' to a point
