Pilgrim Christian Methodist/Episcopal Church aka Mt. Pilgrim Methodist Church of Denton County, Texas, in consideration of the sum of Ten dollars and no/lDO ($10.00) and other good and valuable consideration in hand paid by the City of Denton, Texas receipt of which is hereby acknowledged, do by these presents grant, bargain, sell and convey unto the City of Denton, Texas, the free and uninterrupted use, liberty and privilege of the passage in, along, upon and across the following described property, owned by it, situated in Denton County, Texas in the A. Hill Survey, Abstract No. 6213. ALL that certain lot, tract or parcel of land lying and being situated in the City and County of Denton, State of Texas, and being part of the A. Hill Survey, Abst. No. 623 and being part of Lot No. 1 and 2, Block No. 1 of the Alex Robertson Addition, an addition to the City and County of Denton, and also of being part of a tract of lind as conveyed from J. C. Teasley to Mt. Pilgrim Methodist Church by deed dated December 2, 1955 and recorded in Volume 417, Page { 438 of the Deed Records of Denton County, Texas, and also being part of a tract of land as conveyed from Will Logan Sr. to Mt. Pilgrim Christian 1 Methodist/Episcopal Church by deed dated December 16, 1977 and recorded in Volume 867, Page 562 of the D.R.D.C.T. and more particularly described as follows: BEGINNING at the southwest corner of said Logan to Mt. Pilgrim Tract same being j the southwest corner of said Lot 2 said point being the intersection of the southeast right-of-way line of a north/south railroad known as the Texas and ' Pacific Railroad with the northeast right-of-way line of an east/west public street known as Robertson Street; THENCE north 820 0' 50' east a distance of 53.45' to the beginning of a curve to the left having a radius of 58.75', a central angle of 370 27' 32' and a chord bearing and length of north 660 46' 01' east, 37.73' for corner; THENCE northeasterly along said curve to the left an arc distance of 38.41' to a point for corner; l~ THENCE north 480 02' 30' east passing at 35.10' the east boundary line of said E Logan to Mt. Pilgrim Tract and the west boundary line of said Teasley to Mt. Pilgrim Tract same being the east boundary line of said Lot 2 and the west boundary line of said Lot 1, being 105.54', more or less, south of the northeast corner of said Logan to Mt. Pilgrim tract and the northwest corner of said Teasley to Mt. Pilgrim tract, same being the northeast corner of said Lot 2 and the northwest corner of said Lot 1, and passing at 113.89' the east boundary i line of said Teasley to Mt. Pilgrim Tract and the west boundary line of a tract { conveyed to Mt. Pilgrim Methodist Episcopal Christian Church same being the east j boundary line of said Lot 1, being 44.52', more or less, south of the northeast corner of said Teasley to Mt. Pilgrim tract and the northwest corner of said Mt. Pilgrim Methodist Episcopal Christian Church tract, same being the northeast i i corner of said Lot 1, and continuing for a total distance of 142.49' to a point E lying in an existing drainage channel for corner; i THENCE south 410 57' 30' east in said channel a distance of 30' to a point for corner; THENCE south 480 02' 30" west passing at 56.66' the west boundary line of said Mt. Pilgrim Methodist Episcopal Christian Church Tract and the east boundary line of said Teasley to Mt. Pilgrim Tract same being the east boundary line of said Lot 1, being 137.92', more or less, north of the southwest corner of said Mt. Pilgrim Methodist Episcopal Christian Church tract and the southeast corner r of said Lot if psaid assing Teasley the Pilgrim west tract, saidsTeasleyttoOMt Pilgrim Tract I i Y~ 2563FAoE 49 and the east boundary line of said Logan to Mt Pilgrim Tract, sane being the west boundary line of said Lot 1 and the east boundary line of said Lot 2, being 60.45', more or less, north of the southwest corner of said Teasley to Mt Pilgrim trait and the southeast corner of said Logan to Mt Pilgrim tract, same being the southwest corner of said Lot 1 and the southeast corner of said Lot 2, and continuing for a total distance of 142.49' to the beginning of a curve to the right having a radius of 88.75', a central angle of 370 27' 29', and a ' cord bearing in length of south 660 46' 02" west, 56.99' for corner; THENCE southwesterly along said curve to the right and arc distance of 58.42' to a point for corner; THENCE south 850 30' 0' west a distance of 7.02' to a point lying in the southwest boundary line of said Logan to Mt Pilgrim tract, sane being the southwest boundary line of said Lot 2 and the northeast right-of-way line of said Robertson Street for corner; THENCE north 640 30' 0' west along the southwest boundary line of said Logan to lit Pilgrim tract, same being the southwest boundary line of said Lot 2 and the northeast right-of-way line of said Robertson Street a distance of 53.5', more or less to the Place of Beginning and containing 0.1519 acres of land. And it is further agreed that the said City of Denton, Texas in j consideration of the benefits above set out, will remove from the property above described, such fences, buildings and other obstructions as may now be found upon said property. For the purpose of constructing, reconstructing, installing, repairing, and perpetually maintaining temporary drainage facilities in, along, upon and across said premises, with the right and privilege at all tines of the grantee herein, his or its agents, employees, workmen and representatives having ingress, i ' { egress, and regress in, along upon and across said premises for the purpose of making additions to, improvements on and repairs to the said temporary drainage facilities or any part thereof. i The easement granted herein shall terminate at the end of five (5) years from the date of execution and shall revert back to the said grantor at no cost or fees. Any and all drainage improvements constructed upon the area described herein shall be removed by the City of Denton and the surface shall be restored to the condition prior to the initiation of the temporary drainage improvements. i f TO HAVE AND TO HOLD unto the said City of Denton, Texas as aforesaid for the t i - # purposes aforesaid the premises above described.
