'TRACT I EXHIBIT "A"
ALL that certain lot, tract or parcel of land lying and being situated in the
City and County of Denton, State of Texas, and being part of the M. L. Austin
and E. Morris Survey, Abst. No. 4 and 868 respectively and also of being part of
a tract of land as conveyed from Margaret Cleveland to Tom Fouts and Frank
Crockett by deed dated November 16, 1983 and recorded in Volume 1293, Page 398
of the Deed Records of Denton County, Texas, and more particularly described as
follows;
BEGINNING at the southwest corner of said tract, same being the northwest corner
of an 11.5 acre tract conveyed from David H. Fry to Tom Fouts and Frank Crockett
by deed dated November 4, 1983 and recorded in Volume 1293, Page 358 of the
D.R,D.C.T., said point also lying in the east right-of-way line of a north south
public road known as Woodrow Lane;
THENCE north 00 23' 56" east (by deed north 00 22' east) passing at 50 feet,
more or less, the northwest corner of said M.L. Austin Survey, save being the
southwest corner of said E. Morris Survey and continuing along the west boundary
line of said tract and in said Woodrow Lane a distance of 352.02 feet to the
northwest corner of said tract for corner;

THENCE 'north 880 46' 26" east (by deed north 890 41' east) passing at 31.87
feet the southwest corner of Lot 1, Block I of the Motor Addition, and
continuing for a total distance of 48.24 feet to a point for corner;

BEGINNING at the westerly southwest corner of said tract, same being the
northwest corner of a 1.0 acre tract conveyed from Margaret Cleveland et al to
David H. Fry Jr by deed dated November 7, 1974 and recorded in Volume 726, Page
352 of the D.R.D.C.T., said point also lying in a north-south public road known
as Woodrow Lane;
THENCE north 00 23' 56" west (by deed north 00 22' east) along the west
boundary line of said tract and in said Woodrow Lane a distance of 229.13 feet
to the northwest corner of said tract, same being the southwest corner of an
11.5 acre tract conveyed from Margaret Cleveland to Tom Fouts and Frank Crockett
by deed dated November 16, 198: and recorded in Volume 1293, Page 398 of the
D.R.D.C.T. for corner;
j THENCE north 890 42' 66" east (by deed north 890 41' east) along the north
boundary line of said tract and the south boundary line of said Cleveland to
Fouts and Crockett tract a distance of.48.22 feet to a point for corner;
THENCE south 00 23' 56" west 48.22 feet east of and parallel to the west
boundary line of said tract a distance of 229,13 feet to a point lying in the
northerly south boundary line of said tract, same being the north boundary line

hundred dollars and No/100 (56,500.00) and other good and valuable
considerations to them in hand paid by THE CITY OF DENTON, hereinafter known as
Grantee, the receipt of which is hereby fully acknowledged, have Granted, Sold
and Conveyed, and by these presents do Grant, Sell and Convey unto the said
Grantee of the County of Denton, State of Texas, whose mailing address is 215
East McKinney, Denton, Texas 76201, the following described property, to-wit:
