Recitals. 41743
The City of Denton, Texas ('Grantee"), a municipal corporation
of the State of Texas, is proposing to make certain
improvements to Scripture Street, an existing, publicly
dedicated street.-located within ;the corporate limits of
Grantee. A portion of,the street crosses a portion of the real
property presently-..'.,owned :by Rayzor Investments, LTD.
('Grantor'), as described herein ('Property"). In order to
formally record the`.eXi$tence of the publicly dedicated street
in the Real Property';~tecords of Denton County, Texas, Grantor
acknowledges by execution of this deed that: (1) one or more of
the Grantor's predecessor in title to the Property have set
a?art and dedicated the Property for public use for street
purposes; (2) the dedication of the Property for street
purposes was accepted by the public by reason of the use,
maintenance, or improvement thereof; (3) there has been no
abandonment of the Property for public use since the date of
dedication! and (4) by reason of such dedication, Grantor has
no claim, right, or title superior to that of the public in the
use of the Property for street purposes.

Rayzor Investments, LTD., ('Grantor'), whether one or more,
being the record owner of certain property lying wholly within
the existing and publicly dedicated street known as Scripture
street, does, in recognition of the foregoing recitals and in !
E consideration of the Grantee's agreement not to specially
assess any property of Grantor for the cost of the proposed
street improvements, hereby release, remise and quitclaim unto ;
Grantee, to have and to hold for the public use forever, as a
public street, all the that certain real property described in 4
t Exhibit 'A', attached hereto and incorporated herein by
reference,

Porter Rayzor, et al to tRayzor Investments, Ltd by deed dated
'December 41 1985 and recorded, in Volume 1196, Page 601 of the
Deed Records of Denton C,ounry, Texas, and more particularly

The City of Denton, Texas ("Grantee"), a municipal corporation
of the State of Texas, is proposing to make certain
improvements to Scripture Street, an existing, publicly
dedicated street located within the corporate limits of
Grantee. A portion of the street crosses a portion of the real
Qroperty presently owned by First State Bank of Denton, Texas
`"Grantor"), as described herein ("Property"). In order to
formally record the existence of the publicly dedicated street
in the Rtal Property Records of Denton. County Texas, Grantor
acknowledges by execution of this deed that: (15 one or more of
the Grantor's predecessor in title to the Property have set
apart anl, dedicated the Property for public use for street
purposes; (2) the dedication of the Property for street
purposes was accepted by the public by reason of the use,
maintenance, or improvement thereof; (3) there has been no
abandonment of the Property for public use since the date of
dedication; and (4) by reason of such deJication, Grantor has
no claim, right, or title superior to that of the public in the
