Exhibit A Legal Description
TRACT 1
BEING a tract of land situated in the Thomas J. Egan Survey, Abstract No. 406, and the
Memphis, El Paso and Pacific Railroad Company Survey, Abstract No. 1470, City of Denton,
Denton County, Texas and being a portion of a called 565.364-acre tract of land described in a
deed to Legends Ranch Development, LLC, recorded in Instrument No. 2019-146384, Official
Records, Denton County, Texas, and being a portion of Lot 1, Block B, Golden Hoof
Ranchettes, an Addition to the City of Denton, Texas, according to the plat thereof recorded in
Volume 4, Page 8, Plat Records, Denton County, Texas, and being more particularly described
by metes and bounds as follows:
BEGINNING at a 1/2-inch iron rod with plastic cap stamped “RPLS 4561” found for the
westernmost corner of a tract of land described as Parcel 5 - Tract 2 in a deed to the State of
Texas, recorded in Instrument No. 2009-116573, said Official Records, common to an angle
point in the southerly line of said 565.364-acre tract, same being on the northerly right-of-way
line of U.S. 380 (variable width public right-of-way);
THENCE in a westerly direction along the common line of said 565.364-acre tract and said U.S.
380 the following courses and distances:
North 82°39'34" West, a distance of 238.81 feet to a 1/2-inch iron rod with plastic cap
stamped “RPLS 4561” found for corner;
North 07°20'26" East, a distance of 5.00 feet to an aluminum TXDot Monument found for
corner;
North 83°19'32" West, a distance of 236.23 feet to a 1/2-inch iron rod with plastic cap
stamped “RPLS 4561” found for the easternmost corner of a tract of land described as
Parcel 5 - Tract 1 In a deed to the State of Texas, recorded in Instrument No. 2009-
116573, said Official Records;
North 77°42'04" West, a distance of 655.45 feet to a 1/2-inch iron rod with plastic cap
stamped “RPLS 4561” found for corner;
North 83°15'19" West, a distance of 685.77 feet to a 5/8 inch iron rod with plastic cap
stamped “KHA” found for the southernmost southeast corner of Hickory Grove, Phase
1B, an addition to the City of Denton, Texas, according to the final plat thereof recorded
in Document No. 2024-94 of the Plat Records of Denton County, Texas;
THENCE departing said common line and along the southerly line of said Hickory Grove, Phase
1B, the following courses and distances:
North 06°44'41" East, a distance of 361.74 feet to a 5/8 inch iron rod with plastic cap
stamped “KHA” found for corner;
South 83°28'14" East, a distance of 193.43 feet to a 5/8 inch iron rod with plastic cap
stamped “KHA” found for corner;

South 83°31'06" East, a distance of 637.92 feet to a 5/8 inch iron rod with plastic cap
stamped “KHA” found for corner;
South 83°31'07" East, a distance of 908.19 feet to a 5/8 inch iron rod with plastic cap
stamped “KHA” found for corner;
South 83°10'56" East, a distance of 312.71 feet to a 5/8 inch iron rod with plastic cap
stamped “KHA” found for the easternmost southeast corner of said Hickory Grove,
Phase 1B, same being on the westerly right-of-way line of Golden Hoof Drive, a variable
width right-of-way, as dedicated in Hickory Grove, Phase 1A, an addition to the City of
Denton, Texas, according to the amending plat thereof recorded in Document No. 2024-
183;
THENCE along the westerly right-of-way line of said Golden Hoof Drive, the following courses
and distances:
South 00°26'45" West, a distance of 136.46 feet to a 5/8 inch iron rod with plastic cap
stamped “KHA” found at the beginning of a tangent curve to the left with a radius of
432.50 feet, a central angle of 05°13'40", and a chord bearing and distance of South
02°10'05" East, 39.45 feet;
In a southerly direction, with said tangent curve to the left, an arc distance of 39.46 feet
to a 5/8 inch iron rod with plastic cap stamped “KHA” found at the beginning of a reverse
curve to the right with a radius of 237.00 feet, a central angle of 09°57'23", and a chord
bearing and distance of South 00°11'46" West, 41.13 feet;
In a southerly direction, with said reverse curve to the right, an arc distance of 41.18 feet
to a 5/8 inch iron rod with plastic cap stamped “KHA” found at the beginning of a reverse
curve to the left with a radius of 261.00 feet, a central angle of 09°57'23", and a chord
bearing and distance of South 00°11'46" West, 45.30 feet;
In a southerly direction, with said reverse curve to the left, an arc distance of 45.35 feet
to a 5/8 inch iron rod with plastic cap stamped “KHA” found for corner;
South 04°46'55" East, a distance of 29.49 feet to a 5/8 inch iron rod with plastic cap
stamped “KHA” found at the beginning of a tangent curve to the right with a radius of
360.00 feet, a central angle of 11°31'46", and a chord bearing and distance of South
00°58'58" West, 72.32 feet;
In a southerly direction, with said tangent curve to the right, an arc distance of 72.44 feet
to a 5/8 inch iron rod with plastic cap stamped “KHA” found for corner;
South 06°44'51" West, a distance of 30.00 feet to a 5/8 inch iron rod with plastic cap
stamped “KHA” found for on the north end of a corner clip at the intersection of the
westerly right-of-way line of said Golden Hoof Drive, with the northerly right-of-way line
of said U.S. 380;
THENCE South 51°59'21" West, along said corner clip, a distance of 28.40 feet to a 5/8 inch
iron rod with plastic cap stamped “KHA” found on the south end of said corner clip, same being
on the southerly line of said 565.364 acre tract;

THENCE North 83°15'09" West, departing said corner clip, along the northerly right-of-way line
of said U.S. 380 and along the southerly line of said 565.364 acre tract, a distance of 143.54
feet to a 1/2 inch iron rod with plastic cap stamped “RPLS 4561” found for corner;
THENCE South 83°20'00" West, continuing along the northerly right-of-way line of said U.S. 380
and the southerly line of said 565.364 acre tract, a distance of 122.85 feet to the POINT OF
BEGINNING and containing 18.948 acres (825,357 square feet) of land, more or less.

BEING a tract of land situated in the Thomas J. Egan Survey, Abstract No. 406, City of Denton
and City of Denton Extra Territorial Jurisdiction (E.T.J.), Denton County, Texas, and being a
portion of a called 565.364 acre tract of land described in a deed to Legends Ranch
Development, LLC as recorded in Instrument No. 2019-146384 of the Official Records of
Denton County, Texas (O.R.D.C.T.), and being more particularly described as follows:
BEGINNING at a 1/2 inch iron rod found in the westerly right-of-way line of Thomas J. Egan
Road, a 22.50 feet-wide right-of-way, according to the plat of Golden Hoof Ranchettes, an
addition to Denton County, recorded in Volume 4, Page 8 of the Plat Records of Denton County,
Texas (P.R.D.C.T.), at the southeast corner of a 10 feet-wide right-of-way dedication according
to the plat of Lot 1R1 and 1R2 of Golden Hoof Ranchettes, an addition to Denton County,
recorded in Document No. 2015-319 P.R.D.C.T., being on the easterly line of said 565.364 acre
tract;
THENCE South 00°26'20" West, along the westerly right-of-way line of said Thomas J. Egan
Road and along the easterly line of said 565.364 acre tract, a distance of 280.07 feet to a 1/2
inch iron rod with plastic cap stamped “RPLS 4561” found for the southeast corner of said
565.364 acre tract, being on the northerly right-of-way line of U.S. Highway 380, a variable width
right-of-way;
THENCE North 83°31'12" West, along the northerly right-of-way line of said U.S. Highway 380
and along the southerly line of said 565.364 acre tract, a distance of 540.31 feet to a 1/2 inch
iron rod with plastic cap stamped “RPLS 4561” found for corner;
THENCE North 83°15'09" West, continuing along the northerly right-of-way line of said U.S.
Highway 380 and the southerly line of said 565.364 acre tract, a distance of 3.35 feet to a 5/8
inch iron rod with plastic cap stamped “KHA” found for corner;
THENCE North 78°01'51" West, departing the southerly line of said 565.364 acre tract and
continuing along the northerly right-of-way line of said U.S. 380, a distance of 164.81 feet to a
5/8 inch iron rod with plastic cap stamped “KHA” found for corner;
THENCE North 83°15'10" West, continuing along the northerly right-of-way line of said U.S.
380, a distance of 219.00 feet to a 5/8 inch iron rod with plastic cap stamped “KHA” found on
the south end of a corner clip at the intersection of the northerly right-of-way line of said U.S.
380, with the easterly right-of-way line of Golden Hoof Drive, a variable width right-of-way, as
dedicated in Hickory Grove, Phase 1A, an addition to the City of Denton, Texas, according to
the amending plat thereof recorded in Document No. 2024-183 of the Plat Records of Denton
County, Texas;
THENCE North 38°15'09" West, along said corner clip, a distance of 28.28 feet to a 5/8 inch
iron rod with plastic cap stamped “KHA” found on the north end of said corner clip;
THENCE departing said corner clip and along the easterly right-of-way line of said Golden Hoof
