MINGO ROAD, EAST OF LOOP 288, PROVT AMOUNT OF $2,000 00 FOR VIOLATION EFFECTIVE DATE (Z-99-002) ,XAS, PROVIDING FOR A CHANGE FROM {IFICATION AND USE DESIGNATION TO )NING DISTRICT CLASSIFICATION AND fD LOCATED ON THE NORTH SIDE OF 4G FOR A PENALTY IN THE MAXIMUM THEREOF, AND PROVIDING FOR AN WHEREAS, Greg Edwards of Greg Edwards Engineering Services, Inc, on behalf of Dr Ed Wolski, has applied for a change in zoning fo1 5 0 acres of land from Agriculture (A) zoning district classification and use designation to Light Industrial Conditioned [LI(c)] zoning district classification and use designation, and WHEREAS, on February 24, 1999, the Planning and Zoning Commission recommended approval of the requested change in zoning, and WHEREAS, the City Council finds that the change in zoning will be in compliance with the 1988 Denton Development Plan, the 1998 Dentorr Plan Policies, and the 1999 Growth Management Strategy, NOW, THEREFORE, THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS SECTION I That the zoning district classification and use designation for the 5 0 acre property described in the legal description attached hereto and incorporated herein as Exhibit A is changed from Agriculture (A) zoning district clasification and use designation to Light Industry [LI(c)] zoning district classification and use desigation under the comprehensive zoning ordinance of the City of Denton, Texas, subject to the follo wing conditions 1 Lighting on the property shall be designed and maintained so as not to shine on, or otherwise disturb, adjoining property or to shine and project upward to prevent the diffusion into the night sky 2 A buffer yard along the eastern, northern, and western boundaries that is at least 15 feet wide with one canopy tree per 20' of buffer yard d with 15 understory trees (rounded to the next highest whole number) for every canopy tree] 3 That the maximum allowable square footage a limited to 78,125 square feet (a floor area ratio of about 36 1),
