☐ 7.1.9 Written statement of method of tree canopy calculation – choose
percent coverage of either:
• Entire Development Impact Area, or
• Entire Lot being developed, minus the footprint area of any
proposed buildings
☐ 7.1.10 Landscape points table, indicating the landscape elements chosen
from all three sections of Table 7.E, the points for each element,
and the total landscape points achieved by the site.
☐ 8.1 Street Tree Plan (if applicable) including:
☐ 8.1.1 Plan identifying the location and type of all street trees in relation
to the site and to adjacent ROW, and demonstrating compliance
with minimum street tree requirements

☐ 9.1.1 If there are no trees 6 inches or greater in diameter to be removed

construction area does not include any trees larger than 6 inches to
be removed or encroached upon.

developments, building elevations may be submitted with the building permit.
☐ 12.1 Trip Generation Analysis (if applicable): Should be prepared based on the
proposed use. Should be prepared by a licensed Transportation Engineer using the
most recent Institute of Transportation Engineers (ITE) manual. Results must
include the peak hour and twenty-four (24) hour trip generation data.
☐ 12.2 Traffic Impact Analysis: If the traffic generation analysis shows that the site will
produce 1,000 or more trips in a day, or 100 or more trips in an hour, or if Planning
staff identifies that the proposed project has the potential to have significant specific
negative offsite traffic impacts, a Transportation Impact Analysis (TIA) will be
required to be submitted and approved prior to scheduling the SUP for a public
hearing.
Project Narrative Guidelines
The purpose of the narrative statement is to provide information on the effects that the proposed
development or land use will have on the existing area. The project narrative assists staff with the
analysis necessary to address concerns regarding compatibility with adjacent land uses and

adequate public facilities. The following is to be used as a guide in drafting the project’s narrative
statement:

☐ 14.1 Surrounding property uses
☐ 15.1 Existing Site Conditions: Topography; hydrology; existing land uses; existing
circulation (vehicle and pedestrian); existing open space, recreation and
preservation areas; and existing infrastructure and utilities (Potable Water,
Wastewater, Storm water, Solid Waste, Electric)
☐ 16.1 Describe how the use would be in conformance with all standards within the zoning
district in which the use is proposed to be located, and in conformance with The
Denton Plan and federal, state, or local law.
☐ 17.1 Describe how the adequate capacity of infrastructure can and will be provided to
and through the subject property.
☐ 18.1 Describe how the proposed Specific Use Permit request meets the General Criteria
for approval in DDC Section 2.4.5E, and the Specific Criteria for approval in
Section 2.5.2.D of the DDC (the “Specific Use Permit Approval Criteria” is also
provided below).
Specific Use Permit Approval Criteria
1. The specific use proposed is compatible with the surrounding area;
2. The specific use proposed has minimal impacts on future development of the area;
3. The specific use proposed meets all other standards of this DDC and all other applicable
city codes;
4. Any impacts associated with access, traffic, emergency services, utilities, parking, refuse
areas, noise, glare, and odor have been adequately mitigated;
5. The use is in conformance with the Comprehensive Plan and any other applicable
adopted plans; and
6. The use adversely impacts the health, safety, and welfare of the inhabitants of the area
and the City of Denton.
Instructions:
A Site Plan is required for all multi-family and non-residential building sites for which an SUP
is required as described below.

• Specific Use Permit (SUP) applications are required for certain uses in each zoning
district as defined in Subchapter 5 of the DDC. A Specific Use Permit may be
granted if the City Council finds that the proposed use conforms, or can be made to
conform through the imposition of conditions, with the approval criteria defined in
Section 2.5.2.D of the DDC.
NOTE: All developments will require a final site plan to be provided with the building permit
application. The final site plan should demonstrate compliance with any approval conditions
from the preliminary site plan or SUP and with the SUP ordinance.
