Hickory St., Denton, TX 76201  (940) 349-8541 Updated 10/8/21 Specific Use Permit Checklist 6 ☐ 10.1 Preliminary Grading and Utility Plan(s) (if applicable) including: ☐ 10.1.1 Existing and proposed topographic lines and flow patterns ☐ 10.1.2 Location of the 100-year floodplain and floodway, if applicable ☐ 10.1.3 General location of any proposed detention facilities ☐ 10.1.4 Utility services (potable water, irrigation, sanitary sewer, storm sewer) – line sizes, tap and meter locations and sizes ☐ 11.1 Building Elevations are required for all SUP requests. For all other developments, building elevations may be submitted with the building permit. ☐ 12.1 Trip Generation Analysis: Should be prepared based on the proposed use. Should be prepared by a licensed Transportation Engineer using the most recent Institute of Transportation Engineers (ITE) manual. Results must include the peak hour and twenty-four (24) hour trip generation data. ☐ 12.2 Traffic Impact Analysis: If the traffic generation analysis shows that the site will produce 1,000 or more trips in a day, or 100 or more trips in an hour, or if Planning staff identifies that the proposed project has the potential to have significant specific negative offsite traffic impacts, a Transportation Impact Analysis (TIA) will be required to be submitted and approved prior to scheduling the SUP for a public hearing. Project Narrative Guidelines The purpose of the narrative statement is to provide information on the effects that the proposed development or land use will have on the existing area. The project narrative assists staff with the analysis necessary to address concerns regarding compatibility with adjacent land uses and adequate public facilities. Hickory St., Denton, TX 76201  (940) 349-8541 Updated 10/8/21 Specific Use Permit Checklist 7 ☐ 16.1 Describe how the use would be in conformance with all standards within the zoning district in which the use is proposed to be located, and in conformance with The Denton Plan and federal, state, or local law. ☐ 17.1 Describe how the adequate capacity of infrastructure can and will be provided to and through the subject property. ☐ 18.1 Describe how the proposed Specific Use Permit request meets the General Criteria for approval in DDC Section 2.4.5E, and the Specific Criteria for approval in Section 2.5.2.D of the DDC (the “Specific Use Permit Approval Criteria” is also provided below). Specific Use Permit Approval Criteria 1. The specific use proposed is compatible with the surrounding area; 2. The specific use proposed has minimal impacts on future development of the area; 3. The specific use proposed meets all other standards of this DDC and all other applicable city codes; 4. Any impacts associated with access, traffic, emergency services, utilities, parking, refuse areas, noise, glare, and odor have been adequately mitigated; 5. The use is in conformance with the Comprehensive Plan and any other applicable adopted plans; and 6. The use adversely impacts the health, safety, and welfare of the inhabitants of the area and the City of Denton. Instructions: Zoning Compliance Plans are required for all multi-family and non-residential building sites unless an SUP is required as described below, in which case an SUP Site Plan is required.  Specific Use Permit (SUP) applications are required for certain uses in each zoning district as defined in Subchapter 5 of the DDC. A Specific Use Permit may be granted if the City Council finds that the proposed use conforms, or can be made to conform through the imposition of conditions, with the approval criteria defined in Section 2.5.2.D of the DDC. NOTE: All developments will require a final site plan to be provided with the building permit application.
