07/13/24 Mayor Pro Tem Meltzer Public Hearing F PD24-0005c Why was this originally zoned R6 and deemed unsuitable to LI? This site was not deemed unsuitable for LI.The parent tract was annexed in 1986 with Agricultural zoning(see page five of AIS).In 2002,this
zoning was changed from Agriculture to Neighborhood Residential 6(NR-6).With the adoption of the 2019 Denton Development Code,NR-6
9 transitions to R6. The Future Land Use designation for this site is Light Industrial per the Denton 2040 Comprehensive Plan's Future Land Use
Map.In 2019,the property owners received approval for a Preliminary Plat for the development of single family residential lots consistent with the
R6 zoning.However,there are existing site constraints and encumbrances,such as an overhead electrical line and an underground gas line,that
make this site unsuitable for residential development.
