320 units which was equivalent to approximately 12 units per acre.When the DA was negotiated,the developer at that time(Lennar Homes)
1 planned on constructing horizontal multi-family(build-to-rent)so the total number of units was capped based on their proposal.When Lennar
dropped this project and it was picked up by DR Horton,DR Horton's multi-family group,DHI Communities,started looking at the multi-family tract
and made the request for the increased unit count to make the project more feasible and provide a two-phase development.For this to be a"win-
win"for all parties,annexation into the city which provides tax base and impact fees not collected in the ETJ were offered by the developer."
