A working unzipped model can be provided on disc or thumb drive or perhaps e-mailed separately.) Provide the digital hydraulic and hydrologic models for reference. (NOT SATISFIED. The cross sections should be overlaid on a current aerial to verify the locations of the blocked obstructions that were used, no buildings are shown on the workmap that was provided.) <The modeling should be based on surveyed cross sections, the cross sections provided do not include the existing buildings located in this area. SATISFIED. Utilize ineffective flow areas and transition sections at existing building locations. SATISFIED. The Pecan Creek Master Plan indicates there is flooding in the area, the addition of fill without compensation is not recommended (valley storage loss should be 0.0). SATISFIED. It is unclear why the 100-year discharge was arbitrarily increased, the hydraulic modeling should be investigated for instability and corrected rather than the discharge being increased. The hydrologic modeling should be calibrated to known flooding events to verify accuracy of the modeling. SATISFIED. The 10 year and 50-year storm event should also be modeled to match the FIS storms modeled. SATISFIED. The adjacent building low entry elevations should be determined and no increase in water surface elevations is recommended that would increase the elevations that would potentially impact adjacent properties. Ordinance 30-32-10 indicates no increase in WSE permitted for areas shown on community’s FIRM. INFORMATION: A grading plan was submitted that indicated that there would be no loss in valley storage, the elevations of parking will be less than or equal to existing and the building footprint will be less than existing.
