WHEREAS 5.11 CORPORATION is the owner of a 2.0729-
acre tract of land in the Alexander Hill Survey, A-623, in the City and
County of Denton, Texas, being part of a certain tract described in a deed
from Robert E. Raney to Clifford Haney, Trustee, recorded in Volume 1033,
Page 420, Deed Records of said County and all of a tract described in a deed
from T. J. Fouts, Jr. to Clifford Haney, Trustee, recorded in Volume 1126,
Page 515, Deed Records of said County and part of a certain (called) 0.318-
acre tract described in a deed from Gary James Rhyne to T. J. Fouts, Jr.,
recorded in Volume 955, Page 543, Deed Records of said County, and part of a
certain tract described in a deed from Ethel M. Pettigrew to Clifford Haney,
Trustee, recorded in Volume 1013, Page 444, Deed Records of said County, and
described by metes and bounds as follows:
BEGINNING at a 1/2-inch iron rod found in the south line of Interstate
Highway 35E, said point being North 2 degrees 51 minutes 23 seconds East
998.90 feet from the southwest corner of said Haney tract;
THENCE South 72 degrees 46 minutes 57 seconds East with the south line of
Interstate Highway 35F., 538.20 feet to a 1/2-incb iron rod found for corner;
THENCE South 65 degrees 59 minutes 37 seconds East with the south line of
Interstate Highway 35E, 80.68 feet to a 1/2-inch iron rod with a yellow
plastic cap stamped "A.H. HALFF ASSOC." set at the point of curvature of a
circular curve to the right, having a radius of 14.84 feet and a central
angle of 90 degrees 23 minutes 13 seconds;
THENCE Southeasterly, along said curve to the right, 23.41 feet to a 5/8-
inch iron rod found in the west line of Sam Bass Boulevard;
THENCE South 24 degrees 23 minutes 36 seconds West with the vest line of Sam
Bass Boulevard, 124.85 feet to a 5/8-inch iron rod found at the northeast
corner of the "WESTWIND ADDITION" as recorded in Cabinet C, Page 246,
Plat Records of said county;
TNESCE North 72 degrees 46 minutes 57 seconds West,along the north line of
said WESTWIND ADDITION, 577.28 feet to a 1/2-incb iron rod with A.H. HALFF
cap set in the west line of said Haney tract;
THENCE North 2 degrees 51 minutes 23 seconds East, with the vest line of
said Haney tract, 154.84 feet to the POINT OF BEGINNING AND CONTAINING
90,296 square feet or 2.0729 acres of land, more or less.
NOW THEREFORE KNOW ALL HEN BY THESE PRESENT: THAT
5.11 CORPORATION does hereby adopt this plat as Lots 1, 2, 3 - Block A,
LEWIS MEDICAL ADDITION, an addition to the City of Denton, Iexas, and do
hereby dedicate to the public's use forever the streets and alleys shown
hereon. The easements as shown are hereby reserved for the purposes as
indicated. No buildings, fences, trees, shrubs or other improvements or
growths shall be constructed or placed upon, over or across the utility
easements as shown. Said utility easements being hereby reserved for the
mutual use and accommodations of all public utilities desiring to use or
using same.
All and any public utility shall have the right to remove and keep removed
all or parts of any building, fences, shrubs, trees or other improvements or
growths which may endanger or interfere with the construction, maintenance
of efficiency of its respective systems on the utility easements and public
utilities shall at all times have the full right of ingress and egress to or
from and upon the said utility casements for the purpose of constructing,
reconstructing, inspecting, patrolling, maintaining and adding to or
removing all or part of its respective system without the necessity at any
time of procuring the permission of anyone.
This plat approved subject to all platting ordinances, rules, regulations
and resolutions of the City of Denton, Texas.
