WHEREAS WE, Quiktrip Corporation, are the sole owners of the tract of land situated in the Alex Hill
Survey, Abstract No. 623, to the City of Denton, Denton County, Texas, and being a portion of a
tract of land conveyed to Quiktrip Corporation by deed recorded in County Clerk's File No.
2002-RO133484, Deed Records, Denton County, Texas, and being a portion of a tract of land
conveyed to Quiktrip Corporation by deed recorded in County Clerk's File No. 2002-R0155548, Deed
Records, Denton County, Texas, and being more particularly described by metes and bounds as
follows:
BEGINNING at a 1/2 inch iron rod found in the Northeast right-of-way line of Carroll Boulevard
(variable width right-of-way), said point being at the Northwest corner of Lot 1, Block 1 of Carroll
Point Addition, an Addition to the City of Denton, Denton County, Texas, according to the plat
thereof recorded in Cabinet D, Page 202, Plat Records, Dallas County, Texas, said point also being
in a curve to right having a control angle of 03 degrees 51 minutes 47 seconds, a radius of
1382.39 feet, a chord bearing of South 16 degrees 28 minutes 19 seconds East and a chord
length of 93.19 feet;
THENCE along the Northeast right-of-way line of said Carroll Boulevard, for an orc length of 93.20
feet to a 1/2 inch iron rod found for corner;
THENCE North 01 degrees 29 minutes 10 seconds East, along the East right-of-way line of said
Carroll Boulevard, a distance of 232.58 feet to a P.K. nail set in the South right-of-way line of
said Eagle Drive (variable width right-of-way);

THENCE North 89 degrees 57 minutes 16 seconds West, along the North property line of said
Russell tract, passing the Northeast corner of said Lot 1, Block 1 of Carroll Point Addition, a
distance of 186.88 feet and continuing along the North line of said Lot 1, Block 1 of Carroll Point
Addition, for a total distance of 360.25 feet to the POINT OF BEGINNING and containing 126,267.11
