Whereas Adelphostor Enterprises LTD., is the owner of all that certain tract of land situated in
the M.E.P and P.R.R Co. Survey, Abstract Number 911 Denton County, Texas, and being ail of
Lots 1 and 2 Block A, Bryden Addition, on addition to the City of Corinth Denton County, Texas,
according to the Plot thereof recorded in Cabinet S, Page 387 of the Plat Records of Denton
County, Texas; the subject tract being more particularly described as follows:
BEGINNING at a M inch iron rod found for the northwest corner of said Lot 1, lying in the north
line of said M.E.P and P.R.R Co. Survey, and the south line of the G. Walker Survey, Abstract
Number 1330 Denton County, Texas, also being the southwest corner of that certain 6.22 acre
tract of land, described in a deed to 42046 LP, as recorded in DOC# 2004-r0072190 of the
Real Property Records of Denton County, Texas (RPRDCT) and said point being the northeast
corner of that certain 0.194 acre tract of land, described in a deed to Shady Shores 135 J/V,
as recorded in DOC# 95-R0053704 of said (RPRDCT);
THENCE S 87' 07' 51" E, along the north fine of said Lot 1 and the south line of said 6.22
acre tract passing at a distance of 474.16 feet, to a }z inch capped iron rod set, stamped
Isbell Engr (CIRS) for the common corner of Lots 1R and 2R Block A hereof, continuing in all
for a total distance of 668.63 feet, to a (CIRS) for the northeast corner hereof, being the
northeast corner of Lot 2R hereof and lying in the west right of way line of Lakeview Blvd.
(variable width right of way), for the beginning of a non -tangent curve to the right having a
radius of 690.00 feet, a central angle of 1 V 14' 58", a chord bearing of S 39' 22' 54" W, and

THENCE along the southeast line of said Bryden Addition and the northwesterly ROW line of said
Lakeview Blvd., the following two (2) courses and distances:
1. Along said non-tongent curve to the right, an arc length of 135.47 feet to a (CIRS),

curve to the left having a radius of 1461.25 feet, a central angle of 08' 39' 07", a chord

3.Along said curve to the left passing at on arc length of 31.77 feet to an "x" out for the
common corner of Lots 1R and 2R, Block A hereof, continuing in all a total arc length of
220.65 feet, to an "x" out for corner,
4. N 61' 02. 30" W, a distance of 86.44 feet, to a (CIRS) for an angle point hereof and
5. N 62' 54' 25" W, a distance of 9.45 feet, to a X inch iron rod found for the most
westerly southwest corner hereof, the most westerly southwest corner of said Lot 1, also
being in the east line of said 0.194 acre tract,
THENCE N 00' 26' 42" W (Basis of Bearing), a distance of 94.47 feet, to the POINT OF
