1. The purpose of this plat is to create a single platted lot.
2. The City of Denton has adopted the National Electric Safety Code (The "CODE"). The CODE generally
prohibits structures within 17.5 feet on either side of the centerline of overhead distribution lines and within
37.5 feet on either side of the centerline of overhead transmission lines. In some instances the CODE
requires greater clearances. Building permits will not be Issued for structures within these clearance areas.

3. Any gas, petroleum, or similar common carrier easements located within the boundary of the property are
shown hereon.
4. The city reserves the right to specify a new or revised minimum finished floor elevation at the time of
issuance of a building permit if new or more accurate information, as determined by the Floodplain
Administrator, warrants the change. This minimum finish floor elevation shall apply to the building
foundation, including basements, and electrical and mechanical equipment. Minimum lot and habitable
space for lots within the 100 year base flood, abutting the 100 year base good, or within 200 feet of the 100
