WHEREAS, the Frisco independent School District is the owner
of a tract of land situated in the W. Powell Survey, Abstract No.
1011, City of Frisco, Denton County, Texas, and being part of a
10.986 acre tract conveyed to Frisco I.S.D. by deed recorded in
County Clerk's No. 2006-103236, and being more particularly
described as follows:
BEGINNING at a capped 1/2" iron rod set for corner in the south
line of Guinn Gate Drive (a variable width R.O.W.), said point
being the northwest corner of Lot 47, Block A, Park Place
Estates, Phase 1, an addition to the City of Frisco as recorded
in Cob. 2009, Pg. 63, Plat Records of" Denton County, Texas;
THENCE S01*08'11"E, with the west line of said Park Place Estates,
Phase 1, a distance of 525.30 feet to a capped 1/2" iron rod
set for corner;
THENCE S88'51'49"W, a distance of 77.19 feet to a capped 1/2"
iron rod set for corner;
THENCE S88*53'27"W, a distance of 699.09 feet to a capped 1/2"
iron rod set for corner in the east line of 4th Army Drive (a
variable width R.O.W.);
THENCE N00*3652"W, with the east line of 4th Army Drive, a
distance of 322.10 feet to a capped 1/2" iron rod set for
corner;
THENCE NO3*26'07"E, with the east line of 4th Army Drive,
a distance of 150.00 feet to a capped 1/2" iron rod set for
corner and the beginning of a curve to the right having a
central angle of 07*52'55", a radius of 895.00 feet, a tangent
length of 61.66 feet, and a chord bearing N07*22'34"E, 123.02
feet;
THENCE in a northerly direction along said curve to the right,
and with the east line of 4th Army Drive, an arc distance of
123.12 feet to a capped 1/2" iron rod set for corner and the
end of said curve, said point being the southwest end of a
corner clip at the intersection of the south line of Guinn Gate
Drive (a variable width R.O.W.);
THENCE N55#24'09"E, along said corner clip, a distance of 34.59
feet to a capped 1/2" iron rod set for corner in the south line
of Guinn Gate Drive;
THENCE S78*22'02'E, with the south line of Guinn Gate Drive,
a distance of 69.54 feet to a capped 1/2" iron rod set for
corner and the beginning of a curve to the right having a
central angle of 11*0858", a radius of 370.00 feet, a tangent
length of 36.11 feet, and a chord bearing S72*47'43"E. 71.89
feet;
THENCE in a southeasterly direction along said curve to the right,
and with the south line of Guinn Gate Drive, an arc distance of
72.00 feet to a capped 1/2" iron rod set for corner and the
end of said curve, said point being the beginning of a reverse
curve to the left having a central angle of 23'53'18", a radius
of 430.00 feet, a tangent length of 90.96 feet, and a chord
bearing S79*09'53"E, 177.98 feet;
THENCE in an easterly direction along said curve to the left,
and with the south line of Guinn Gate Drive, an arc distance
of 179.28 feet to a capped 1/2" iron rod set for corner and
the end of said curve;
THENCE N88*5327"E, with the south line of Guinn Gate Drive,
a distance of 119.85 feet to a capped 1/2" iron rod set for
corner and the beginning of a curve to the right having a
central angle of 20*2151", a radius of 190.00 feet, a tangent
length of 34.12 feet, and a chord bearing S80*5538"E, 67.18
feet;
THENCE in a southeasterly direction along said curve to the right,
and with the south line of Guinn Gate Drive, an arc distance of
67.53 feet to a capped 1/2" iron rod set for comer and the
end of said curve, said point being the beginning of a reverse
curve to the left having a central angle of 20*21'52", a radius
of 210.00 feet, a tangent length of 37.72 feet, and a chord
bearing S80'55'39"E, 74.25 feet;
THENCE in an easterly direction along said curve to the left,
and with the south line of Guinn Gate Drive, an arc distance
of 74.64 feet to a capped 1/2" iron rod set for corner and
the end of said curve;
THENCE N88*53'27"E, with the south line of Guinn Gate Drive,
a distance of 73.14 feet to a capped 1/2" iron rod set for
corner and the beginning of a curve to the left having a central
angle of 20*02'33", a radius of 210.00 feet, a tangent length
of 37.11 feet, and a chord bearing N78*52'10"E, 73.09 feet;
THENCE in an easterly direction along said curve to the left,
and with the south line of Guinn Gate Drive, an arc distance
of 73.46 feet to the POINT OF BEGINNING and CONTAINING
421,435 square feet, or 9.675 acres of land.

NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
THAT the Frisco Independent School District, acting herein by
and through its duly authorized officers, does hereby certify and
adopt this plot designating the hereinabove described property
as Vaughn Elementary School, Lot 1, Block A, an addition to the
City of Frisco, and does hereby dedicate to the public use
forever, the streets and alleys shown thereon. The Frisco
Independent School District does herein certify the following:
1. The street and alleys are dedicated in fee simple, for street
and alley purposes.
2. All public improvements and dedications shall be free and
clear of all debt, liens, and/or encumbrances.
3. The easements and public use areas, as shown, and created
by this plat, are dedicated for the public use forever for the
purposes indicated on this plat.
4. No buildings, fences, trees, shrubs or other improvements or
growths shall be constructed or placed upon, over or across
the easements as shown, except that landscape improve—
ments may be placed in landscape easements if approved
by the City of Frisco.
5. The City of Frisco is not responsible for replacing any imp—
rovements in, under, or over any easements caused by
maintenance or repair.
6. Utility easements may also be used for the mutual use and
accommodation of all public utilities desiring to use or using
the some unless the easement limits the use to particular
utilities, said use by utilities being subordinate to the public's
and City of Frisco's use thereof.
7. The City of Frisco and public utilities shall have the right
to remove and keep removed all or parts of any buildings,
fences, trees, shrubs or other improvements or growths
which may in any way endanger or interfere with the const—
ruction, maintenance, or efficiency of their respective systems
in the easements.
8. The City of Frisco and public utilities shall at all times have
the full right of ingress and egress to or from their respect—
ive easements for the purpose of constructing, reconstructing,
inspecting, patrolling, maintaining, reading meters, and adding
to or removing all or parts of their respective systems with—
out the necessity at any time procuring permission from
anyone.
9. All modifications to this document shall be by means of plot
and approved by the City of Frisco.
FIRE LANE EASEMENT
The undersigned covenants and agrees that he (they) shall
construct upon the fire lone easements, as dedicated and
shown thereon, a fire apparatus access road in accordance
with the Fire Code and City standards and that he (they) shall
maintain the same in a state of good repair at all times in
accordance with City Ordinance. The fire lane easement for the
fire apparatus access road shall be kept free of obstructions
in accordance with City Ordinance. The maintenance of pave—
ment in accordance to City Ordinance of the fire lone easements
is the responsibility of the owner. The owner shall identify the
fire apparatus access road in accordance with City Ordinance.
The Chief of Police or his/her duly authorized representative is
hereby authorized to cause such fire lane and utility easements
to be maintained free and unobstructed at all times for fire
department and emergency use.
ACCESS EASEMENT
The undersigned covenants and agrees that the access ease—
ment(s) may be utilized by any person or the general public
for ingress and egress to other real property, and for the
purpose of general public vehicular and pedestrian use and
access, and for the Fire Department, Police and emergency
use in along, upon and across said premises, with the right
and privilege at all times of the City of Frisco, its agents,
employees, workmen and representatives having ingress, egress,
and regress in, along, upon and across said premises.
DRAINAGE AND DETENTION EASEMENT
This plot is hereby adopted by the Owners and approved by the
City of Frisco (Called "City") subject to the following conditions

successors and assigns:
The area or areas shown on the plat as "Drainage and Detention
Easement" shall remain accessible at all times and shall be
maintained by Owners of the lot or lots that are traversed by,

will not be responsible for the maintenance and operation of the
drainage facilities within the Drainage and Detention Easement or
for an damage to private or person that results from conditions
within the Drainage and Detention Easement. , No obstruction to
the natural flow of storm water run—off s , hall be permitted by
construction of any within the Drainage and Detention Easement,
unless approved by the Director of Engineering Services. Each
property owner shall keep the portion Drainage and Detention
Easement traversing or adjacent to their property clean and free

right of ingress and egress for the purpose of inspection and
supervision of maintenance work by the prop'prty owner. The City
shall not be held liable for any damages of a , ny nature resulting

Drainage and Detention Easement at any point, or points, to
investigate, survey, construct and maintain any drainage facility
deemed necessary for drainage purposes. The minimum finished
