OWNER'S ACKNOWLEDGEMENT AND DEDICATION
WHEREAS Brans Investors, LLC is the owner of the following described tract of land to wit:
Being a tract of land out of the H. Kendall Survey, Abstract No. 713 and situated in the Town of Little Elm, Denton County,
Texas, and surveyed by Miller Surveying, Inc. of Hurst, Texas in January of 2020, said tract being a portion of the same tract
of land described in the deed to Brans Investors, LLC, recorded in Instrument No. 2018-15552 in the Official Public Records
of Denton County, Texas and being more particularly described by metes and bounds as follows:
BEGINNING at a 1/2 inch "MILLER 5665" capped steel rod set for the southeast corner of said Brans tract, said rod being in
the westerly right-of-way line of Texas Lakes Trail (F.M. 423);
THENCE North 89 degrees 54 minutes 57 seconds West along the southerly boundary line of said Brans tract a distance of
263.43 feet to a 1/2 inch "MILLER 5665" capped steel rod set;
THENCE North 03 degrees 03 minutes 55 Seconds West along the westerly boundary line of said Brans tract a distance of
279.04 feet to a 1/2 inch "MILLER 5665" capped steel rod set for an inner corner thereof;

the point of beginning and containing 1.9414 acres of land more or less.
Acting by and through its duly authorized officers does hereby adopt this plat, designating the herein described property as
LOT 1, BLOCK A, CREEKSIDE CROSSING, an addition to the Town of Little Elm, Denton County, Texas and do hereby dedicate
to the public use forever all streets, alleys, water courses, drains, easements, right of way and public places thereon shown
