BEING a tract of land situated in the PATRICK ROCK SURVEY, ABSTRACT NO. 1063, Town of Argyle,
Denton County, Texas and being part of Lot 1, Block A of JAMES P. HEATH ADDITION, an Addition to
the Town of Argyle, Denton County, Texas according to the Plat thereof recorded in Document No.
2010-16, Plat Records, Denton County, Texas and being part of that tract of land described in Deed
to HTM Argyle Land LLC, as recorded in Document No. 2018-114132, Deed Records, Denton County,
Texas and being more particularly described as follows:
BEGINNING at a 1/2 inch iron rod with a yellow plastic cap stamped "JVC" found in the south line of
Sam Davis Road, a variable width right—of—way, for the northwest corner of Lot 1R, Block A of HEATH
ESTATES, an Addition to the Town of Argyle, Denton County, Texas according to the Plat thereof
recorded in Document No. 2021-69, Plat Records, Denton County, Texas;
THENCE Southerly and Easterly, with the west and south line of said HEATH ESTATES Addition, the
following six (6) courses and distances:
South 03 degrees 34 minutes 11 seconds West, leaving said south line, a distance of 1,128.50 feet
to a 1/2 inch iron rod with a yellow plastic cap stamped "JVC" found for corner;
South 41 degrees 25 minutes 49 seconds East, a distance of 21.21 feet to a 1/2 inch iron rod
with a yellow plastic cap stamped "JVC" found for corner;
South 86 degrees 25 minutes 49 seconds East, a distance of 139.56 feet to a 1/2 inch iron rod
with a yellow plastic cap stamped `JVC" found for corner at the beginning of a curve to the right

THENCE North 89 degrees 09 minutes 23 seconds East, with the south line of said HEATH ESTATES
Addition recorded in Document No. 2020-81, a distance of 900.00 feet to a 1/2 inch iron rod with a
yellow plastic cap stamped `JVC" found in the east line of said HTM Argyle Land LLC tract for the
southeast corner of said HEATH ESTATES Addition recorded in Document No. 2020-81;
THENCE South 00 degrees 45 minutes 16 seconds East, with said east line, a distance of 1,136.00 feet
to a 1/2 inch iron rod with a yellow plastic cap stamped "JVC" found for the northeast corner of that
tract of land described as Tract A in Deed to The Well community Church of Argyle, as recorded in
Document No. 2019-49287, Deed Records, Denton County, Texas;
THENCE South 89 degrees 09 minutes 55 seconds West, leaving said east line, a distance of 1,613.90
feet to a 1/2 inch iron rod with a yellow plastic cap stamped "JVC" set for corner;
THENCE North 03 degrees 34 minutes 11 seconds East, a distance of 638.84 feet to a 1/2 inch iron

and do hereby reserve the easement strips shown on this plat for the mutual use and accommodation of
garbage collection agencies and all public utilities desiring to use or using some. Any public utility shall
have the right to remove and keep removed all or part of any buildings, fences, trees, shrubs, or other
improvements or growths which in any way endanger or interfere with the construction, maintenance or
efficiency of its respective systems on any of these easement strips and any public utility shall at all times
have the right of ingress and egress to and from and upon the said easement strips for the purpose of
constructing, reconstructing, inspecting, and patrolling, without the necessity at any time of procuring the
