WIRREAS, Stephen D. Coker and Joseph G. Coker are the owners of a tract
of land situated in the Perry Malone Survey, Abstract So. 836 in the
Town of Flower Mound, Denton County, Texas being part of a tract of
land called 6.544 acres conveyed from Emmett Bryan Crosby, Jr. at ute
Peggy Jean Crosby to Stephen D. Coker at ux Jan N. Coker and Joseph `
G. Coker as recorded in Volume 1258 at Pago 68 of the Deed Records of
Denton s County, Texas and being more particularly described as follow
BEGINNING at an iron rod at the Northwest corner of this tract and
the Northwest corner of said Coker tract, same point being 45' from
and perpendicular to the centerline of P.M. Road 1171„ also being
South 89018'12" East, 373.37 feet from a found iron rod at the North—
west corner of a called 14.00 acre tract form Lillian H. Crosby to
Emmett 9. Crosby, Jr. and. wife Peggy Jean Crosby as recorded in
Volume 970 at Page 925 of the Deed Records of Denton County, Texasl
THENCE South 89018'12" East, parallel with the centerline of. said
P.M, Road 1171, same ling being the North line of said Coker tract,
a distance of 342.59 foot to an iron rod for corner:
THENCE Booth Oe33'12" Nast, 425.76 fast to an iron rod for corners
THENCE North 89018'12" West, 343.71 to an iron rod'for,corner in the
West line of the said Coker tract:
THENCE North 00042'14" East, along or near a fence line same being, the
Nest line of the Coker tract, passing at 420.87 feet a found iron rod.
continuing on said course for a total distance of 425.76 feet to the
Point of Beginning and containing in all 3.354 acrea of land more
or less.

adopt this plat designating the herein above described property ae
PLOWER MOUND BAPTIST CHURCH ADDITION, an addition to the town of
Flower Mound, Texas and does hereby dedicate to the public use for—
ever the streets and alleys hereon. The easements shown are hereby
reserved for the purposes as indicated. Said utility easements being
hereby reserved for the mutual use and accommodation to all public
utilities desiring to use or using same. All and any public utility
shall have the full right to remove and keep removed all or parts of
any buildings, fences, trees, shrubs or other improvements or growths
which may in any way endanger or interfere with the construction,
mantenance or efficiency of its respective system on the utility
meeemnet and all public utilities shall at all times have the full
right of ingress and egress to or form and upon said utility easement
for the purpose of construction, reconstruction, inspecting,. patroll—
