NOTES
1. The zoning may be changed by the Town Council to III, Interim Holding district if a
Record Plat is not recorded within five (5) years pursuant to Section 6.02 (e) (4) of
the Land Development Code.
2. Subject property is not located in the 100-year flood plain, as shown on the F.I.R.
Map for the Town of Flower Mound, Denton County, Texas Community Panel No.
4807770015 B, dated October 18, 1988.
3. Lots 15 and 25, Block A; Lot 22-X, Block B; Lot 17-X, Block D; and Lots 16.X and
(25-X Block F (some of which coincide with the 50' Lone Star Gas easement) shall
be dedicated in fee simple to the mandatory Homeowners' Association for
landscaping, screening and public access casements. Any portions of the multi-
purpose unit as that lie within said tots shall be the maintenance responsibility of the
Town and all other sidewalks, landscaping, and screening features shall be the
maintenance responsibility of the mandatory Homeowners' Association. Lot 1-X,
Block D sba:1 be dedicated in fee simple to the homeowners' Association for private

6. Pursuant to Ordinance No. 35-92 to the Town of Flower Mound, Texas a mandatory
homwwner's association shall be established and created to assume and be
responsible for rho continuous and perpetual operation., maintenance and/or
supervision of drainage casements, landscaping systems or landscape elements or
features, landscape irrigation systems, screening walls or fences, subdivision
entryway features, or other physical features or grounds held in common and
necessary or desirable for the welfare of the area or subdivision or that are of common
use or benefit. Said Mandatory Homeowners Association shall be responsible for the
continuous and perpetual operation, maintenance and or supervision of landscape
systems, features or elements located in parkways, common areas, between screening
walls or living screens and adjacent curbs or street pavement edges, adjacent to
drainage ways or drainage structures, or at sttbdtvision entryways.

maintenance responsibility of the Town and all other sidewalks, landscaping, and screening features
shall be the maintenance responsibility of the mandatory Homeowners' Association. Lot I-X,
Block D shall be dedicated in fee simple to the Homeowners' Association for private open space

All and any public utility shall have the right to remove and keep removed all or pars of any
