NOW, THEREORE, KNOW ALL MEN BY THESE PRESENTS : THAT WE,
Celebrations, Inc. acting through our duly authorized representative, do hereby adopt this
Final Plot designating the hereinabove described tract of land as Celebrations Village Center,
an addition to the City of Highland Village, Texas, and do hereby dedicate to public use
forever all streets, alleys and public spaces shown hereon. . The streets are dedicated for
street purposes. The easements and public use areas, as shown, are dedicated to the public
use forever, for the purposes indicated on this plat. No buildings, fences, trees, shrubs or
other improvements or growths shall be constructed or placed upon, over or across the
easements as shown, except that landscape improvements may be placed in landscape
easements, if approved by the City of Highland Village. In addition, utility easements
may also be used for the mutual use and accommodation of all public utilities desiring to
use or using the some unless the easement limits the use to particular utilities, said use by
public utilities being subordinate to the public's and City of Highland Villages use
thereof. The City of Highland Village and public utility entities shall have the right to
remove and keep removed all or parts of any buildings, fences, trees, shrubs or other
improvements or growths which may in any way endanger or interfere with the
construction, maintenance, or efficiency of their respective systems in said easements.
The City of Highland Village and public utility entities shall at all times have the full
right of ingress and egress to or from their respective easements for the purpose of
constructing, reconstructing, inspecting, patrolling, maintaining, reading meters, and
adding to or removing all or parts of their respective systems without the necessity at
any time of procuring the permission of anyone.
This plat approved subject to all platting ordinances, rules, regulations and resolutions of
the City of Highland Village, Texas.

DETENTION FACILITY MAINTENANCE PLAN
SURVEYOR'S STATEMENT
The plat hereon represents a survey made on the ground by me or under my supervision
and all corner monuments are placed as shown.
Texas Registration No. 4796
i) MOWING: Facilities should be mowed at least twice a year to control
weeds and discourage woody growth.
ii) DEBRIS CONTROL: Debris, litter and accumulated sediment should be
removed from the detention facilities at least twice a year. Particular
attention should be given to removal of debris, litter and sediment
around outlet structures.
iii) SEDIMENT REMOVAL FOR BASINS DESIGNED WITH SEDIMENT STORAGE:
Detention basins designed for sediment removal shall be maintained as specified
in the maintenance plan.
iv) MAINTENANCE PLAN: Conformance with the maintenance plan approved by
the City Engineer is the responsibility of the owner of the detention facility.
v) PRIVATE: All detention ponds ore private and will be maintained by the owner.
vi) MAINTENANCE PLAN: The Maintenance Plan is subject to modification upon written
notice form the City and it is the responsibility of the owner to provide the City
with the revised maintenance information.
