WHEREAS, WE, CENTRAL-15TH, LLC, A LIMITED LIABILITY CORPORATION, ore the owner of a
tract of land situated in the W'ILLIAM KING SURVEY, ABSTRACT NO. 697, in the City of
Lewisville, Denton County, Texas, conveyed to said owners by Special Warranty Deed recorded
in document 98-R-0027769, with the County Clerk of Denton County, Texas, and being more
particularly described by metes and bounds as follows:
BEGINNING at a 3/8 inch capped iron rod set for corner at the intersection of the East
right-of-way line of State Highway No. 121 (having a 120.0 foot wide right-of-way, and
formally known as State Highway No. 40), with the existing South right-of-woy line of
Bellaire Boulevard (having a 60' wide right-of-way);
THENCE North 89 degrees 45 minutes 00 seconds East along said South line of Bellaire
Boulevard for a distance of 242.00 feet to a 1/2 inch iron rod found for corner;
THENCE South 00 degrees 04 minutes 48 seconds East for a measured distance of 93.04
feet to 0 1/2 inch iron rod found for corner, some point being the Northwest corner
of Lot 2, Block A, SEIDEL ADDITION, an Addition to the City of Lewisville, Texas,
according to the Plot recorded in Cabinet F, Slide 223, in the Map Records of Denton
County, Texas, and continuing along the West line of said Lot 2 for a total distance of
176.50 feet to a 1/2 inch iron rod found for corner;
THENCE South 89 degrees 45 minutes 00 seconds West for a distance of 241.71 feet to a
3/8 inch capped iron rod set for corner in said East right-of-way line of State Highway
No. 121;
THENCE North 00 degrees 10 minutes 30 seconds West along said East right-of-way line of
State Highway No. 121 for a distance of 176.50 feet to the POINT OF BEGINNING.
CONTAINING 42,687 square feet or 0.9800 acres of land, more or less.
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS: '
THAT, WE, CENTRAL-15TH, L-C, A LIMITED LIABILITY CORPORATION, through the undersigned
authority do hereby adopt this plat designating the herein above describeQ property as
121/BELLMRE ADDITION, an Addition to the City of Lewisville, Denton County, Texas,
and do hereby dedicate to the public use forever the streets and olleys shown hereon;
and do hereby dedicate the easement strips shown on the plot for mutual use and
accommodation of the City of Lewisville and all public utilities desiring to use, or
using some. No buildings, fences, trees, shrubs, signs, or other improvements shall be
constructed or placed upon, over, or across the easement strips on said plat. The City
of Lewisville and any public utility shall hove the right to remove and keep removed
all or port of any buildings, fences, trees, shrubs, signs, or other improvements or
growths which in any won endanger or interfere with the construction, maintenance, or
efficiency of its respective system on any of these easement strips, and the City of
Lewisville and any public utility shall at all times have the right of ingress and
egress to and from and upon any of said easement strips for the purpose of
construction, reconstructing, inspecting, patrolling, maintaining, and adding to or
removing all or part of its respective system without the necessity at any time of
procuring the permission of anyone. A blanket easement of a three (3) foot radius from
the center point of all fire hydrants and a two (2) foot radius from the center point
of all other appurtenances (fire hydrant valves, water meters, meter boxes) is hereby
granted to the City of Lewisville for the purpose of constructing, reconstructing,
inspecting and maintaining the above named appurtenances.
We do further dedicate, subject to the exceptions and reservations set forth
hereinafter, to the public use forever, all public use spaces shown on the face of the plot.
AN lots in the subdivision shall be sold and developed subject to the building lines
shown on the plat.
