Sheriffs Deed of record in Document Number 2008-87127 of the Official Records of Denton County, Texas, being the same called 0.534
acre tract of land described in Warranty Deed of record in Volume 634, Page 693 of the Deed Records of Denton County, Texas, and being
more particularly described by metes and bounds as follows:
BEGINNING, at a 1/2 inch iron rod found in the East right-of-way line of Folly Beach Drive, being the most Westerly Southwest comer of a
called 1.416 acre tract of land conveyed to BAE Merchant Enterprises, LP by deed of record in Document No. 2006-94919 of said Official
Records, also being the Northwest comer of said 0.534 acre tract and hereof.
THENCE, 889*41'43"E, leaving the East right-of-way line of Folly Beach Drive, along the common fine of said 1.416 acre tract and said
0.534 acre tract, a distance of 103.07 feet to a 112 inch iron rod found at the Northeast comer of said 0.534 acre tract and hereof;
THENCE, S1 0*22'1 7'W, along the East line of said 0.534 acre tract, being in part, the West line of said 1.416 acre tract and in part, the West
line of a called 0.47 acre tract of land conveyed to King Family Trust by deed of record in Document No. 2006-105232 of said Official
Records, a distance of 187.38 feet to a 1/2 inch iron rod found in the North line of that certain tract of land conveyed to Milton A. and Carol

part, the North line of a called 0.21623 acre tract of land conveyed to Carol Alice Grapple by deed of record in Volume 878, Page 754 of said
Deed Records, a distance of 147.73 feet to a 1/2 inch iron rod with green plastic cap stamped 'EAGLE SURVEYING" set in the East
right-of-way line of Folly Beach Drive, being the Northwest comer of said 0.21623 acre tract, also being the Southwest comer of said 0.534
acre tract and hereof, from which a I inch iron pipe found at the Southwest comer of said 0.21623 acre tract bears S23*06'47'W, a distance
of 99.86 feet;
THENCE, N23*06'47"E, along the East right-of-way line of Folly Beach Drive, being the West line of said 0.534 acre tract, a distance of
199.71 feet to the POINT OF BEGINNING containing an area of 0.53 Acres of land, more or less.
NOW THEREFORE KNOW ALL MEN BY THESE PRESENTS:
THAT, KIM SHULTZ-RAINFORD, does hereby adopt this plat, designating herein described property as FOLLY BEACH ADDITION, an
addition to the Town of Hickory Creek, Denton County, Texas, and does hereby dedicate to public use forever all streets, alleys, parks,
watercourses, drains, easements and public places thereon shown for the purpose and consideration therein expressed. No buildings,
fences, trees, shrubs or other improvements or growths shall be constructed or placed upon, over or across the drainage and utility
easements as shown. Said drainage and utility easements being hereby reserved for the mutual use and accommodation of all public utilities
desiring to use same. All and any public utility shall have the right to remove and keep removed all or parts of any buildings, fences, trees,
shrubs or other improvements or growths which may in any way endanger or interfere with the construction, maintenance, or efficiency of its
respective system on the drainage and utility easement and all public utilities shall at all times have the full right of ingress and egress to or
from and upon the said drainage and utility easements for the purpose of constructing, reconstructing, inspecting, patrolling, maintaining and
adding to or removing all or parts of its respective systems without the necessity at any time of procuring the permission of anyone.
