WHEREAS, Hoffman Revocable Trust is the owner of that certain tract or
parcel of land lying and being situated in Denton County, Texas, a part of
the Bartlett Eaves Survey, Abstract No. 388, and being comprised of the
following:
1) All that tract of land designated the Pisterzi Addition, an addition to the
City of Oak Point per the Plat recorded under Clerk's Document No.
2016-2132, Denton County Plat Records, and
2) All that tract sold to contain 1.168 acres as described in a deed to
Hoffman Revocable Trust recorded under Clerk's Document No. 2019-158779,
Denton County Official Public Records,
Said tract or parcel of land is herein described as follows; to wit:
BEGINNING at an one-half inch iron rod set on the occupied south line of
Fox Hollow Lane (a private road) for the northwest corner of the promises
herein described, said corner being the northeast corner of a tract said to
contain 1.562 acres as described in a deed to Jeffery V. Zwall, recorded
under Clerk's Document No. 2012-65672;
THENCE along the south margin of said Fox Hollow Lane, south 88 degrees
33 minutes 42 seconds east 538.11 feet to a steel pin found in sold Lane
for the northeast corner hereof;
THENCE south 36 degrees 05 minutes 04 seconds east 59.66 feet to an
one-half inch iron rod found for corner,
THENCE south 21 degrees 08 minutes 54 seconds west at 187.34 feet
passing an one-half inch iron rod found at the northeast corner of said
1.168 acre tract, and in all a total distance of 231.25 feet to an iron rod
found for corner;
THENCE South 20 degrees 21 minute 21 seconds West 142.71 feet to an
one-half Inch iron rod set for the southeast corner of said 1.168 acre tract
and the southeast corner hereof;
THENCE South 76 degrees 13 minutes 05 seconds West a distance of 247.93
feet to a 5/8 inch iron rod found on the east line of Lewisville Reservoir
for the southwest corner of said 1.168 acre tract and the southwest corner
hereof, said corner being the northwest corner of a plot designated Lot 16
of an abandoned addition captioned "Subdivision of 71.3 acres" per the Plat
recorded in Volume 1, page 24, Denton County Plat Records;
THENCE along said east boundary of Lewisville Reservoir, north 13 degrees
49 minutes 00 seconds west 149.20 feet to an iron pipe found of the
northwest corner of said 1.168 acre tract, said corner being the southwest
comer of the PISTERZI ADDITION;
THENCE continuing along sold east boundary, north 13 degrees 05 minutes
52 seconds west 150.40 feet to an one-half inch iron rod found for corner
and north 30 degrees 13 minutes 40 seconds west 178.77 feet to "angle
Iron" found for the northerly comer of the U.S.A. Tract;
THENCE along a common line between said 1.56 acre tract and the herein
described premises, north 58 degrees 01 minute 59 seconds west a distance
of 46.38 feet to the Place of BEGINNING and containing 3.786 acres of land.
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
THAT WE, CHARLES J. HOFFMAN IV and JANELL H. HOFFMAN, do hereby adopt this plat
designating the herein above described property as LOT 1, Block A, HOFFMAN
ADDITION, an Addition to the City of Oak Point, Denton County, Texas, and do hereby
dedicate to the public use forever the right-of-ways and easements shown hereon.
The easements shown hereon are hereby reserved for the purposes as indicated. The
utility easement shall be open for all City or franchised public utilities for each
particular use. The maintenance of paving on the easements is the responsibility of
the property owner. No buildings or auxiliary structures shall be constructed,
reconstructed or placed upon, over, or across the easements as shown. Said
easements being hereby reserved for the mutual use and accommodation of all public
utilities using, or desiring to use some. Any City or franchised utility shall have the
full right to remove and keep removed all or parts of any fences, frees, shrubs, or
other improvements or growths which in any way endanger or interfere with the
construction, maintenance, or efficiency of its respective system on the easements
and all City or franchised utilities shall at al/ times have the full right of ingress and
egress to and from and upon said easements for the purpose of constructing,
reconstructing, inspecting, patrolling, maintaining, and adding to or removing all or
parts of its respective system without the necessity at any time of procuring the
permission of anyone.

statements are true and correct.

resolutions of the City of Oak Point, Texas.
