AN ORDINANCE OF THE CITY OF DENTON, TEXAS, INITIALLY DESIGNATING TO
AGRICULTURAL (A) ZONING DISTRICT CLASSIFICATION AND USE DESIGNATION
FOR 83 75 ACRES OF LAND 1N THE CITY OF DENTON, TEXAS, LOCATED ON THE
NORTHWEST CORNER OF THE LOOP 288 AND STUART ROAD INTERSECTION,
PROVIDING FOR A PENALTY IN THE MAXIMUM AMOUNT OF $2,000 00 FOR
VIOLATIONS THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE (A-85,
MESQUITE MEADOWS)
WHEREAS, on April 6, 1999, City Council received a report, held a discussion and then
directed staffto proceed with involuntary annexation of the 83 75 acres described herein, and
WHEREAS, the property to be annexed reqmres a zomng dlsmct classffication and use
designation upon its annexation, and
WHEREAS, on June 9, 1999, the Planmng and Zoning Commission recommended
approval of the proposed Agricultural (A) zoning district, and
WHEREAS, on July 20, 1999, the C~ty of Denton involuntary annexed 83 75 acres of
land described herein, which was made effective upon ~ts passage, and
WHEREAS, the City Council finds that the proposed zomng will be in compliance with
the 1988 Denton Development Plan, the 1998 Denton Plan Pohmes, and the 1999 Growth
Management Strategies and Plan, NOW, THEREFORE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION 1 That the zoning chsmct classification and use designation of the 83 75 acre
property described m the legal description attached hereto and ~ncorporated herein as Exhibit A
~s hereby Agricultural (A) zomng dastnct under the comprehensive zoning ordinance of the City
of Denton, Texas
SECTION 2 That the C~ty's officml zoning map ~s amended to show the zoning dmtnct
classfficat~on
SECTION 3 That any person violating any provision of thru ordinance shall, upon
conviction, be fined a sum not excee~hng $2,000 00 Each day that a provision of this ordinance
~s wolated shall constitute a separate and distinct offense
SECTION 4 That this orchnance shall become effective fourteen (14) days from the date
of its passage, and the City Secretary is hereby directed to cause the caption of this ordinance to
be published twine ~n the Denton Record-Chromcle, a dmly newspaper published ~n the City of
Denton, Texas, within ten (10) days of the date of~ts passage

Victor Gallor Survey, Abstract No 452, and the Thomas Toby Survey,
Abstract No. 1288, Denton County, Texas, and being part of a tract of land
described in a deed to Lande Limited Partnership No. 1, filed for record on
10/181t996, as recorded under County Clerk's File No. 96-R0074752 of the
Real Property Records of Denton County, Texas, and being more
particularly described as follows
BEGINNING at a point on the existing Denton city I,mits I,ne as established
by Ordinance No. 86-07, said point being on the west line of said Lande
Limited Partnership No t tract, lying approximately 450 00 feet, N 00° 06'
00" W of the southwest corner of said Lande Limited Partnership No. 1
tract, same being 600 feet north of and parallel to the centerl,ne of Loop
288;
THENCE North 00° 06' 00" West with the west I,ne of said Lande Limited
Partnership No. 1 tract, passing the north line of said Thomas Toby Survey
