AN ORDINANCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR A CHANGE FROM
THE PLANNED DEVELOPMENT NO 72 (PD-72) ZONING DISTRICT CLASSIFICATION
AND USE DESIGNATION TO THE ONE-FAMILY DWELLING (SF-7) ZONING DISTRICT
CLASSIFICATION AND USE DESIGNATION FOR 58 ACRES OF LAND LOCATED AT THE
NORTHEAST CORNER OF BELL AVENUE AND WINDSOR DRIVE, PROVIDING FOR A
SAVINGS CLAUSE, PROVIDING FOR A PENALTY IN THE MAXIMUM AMOUNT OF
$2,000 00 FOR VIOLATIONS THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE (Z-
99-060)
WHEREAS, Chris Watts has applied for a change ni zoning for 58 acres of land from the
Planned Development No 72 (PD-72) zomng district classification and use designation to the One-
Family (SF-7) zoning district classification and use designation, and
WHEREAS, on August 25, 1999, the Planning and Zoning Commmslon recommended
approval of the requested change in zomng, and
WHEREAS, the City Cotmcll finds that the change m zomng will be in compliance with the
1988 Denton Development Plan, the 1998 Denton Plan Policies, and the 1999 Growth Management
Strategies and Plan, NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
S_~ That the zoning district classification and use designation of the 58 acre
property described in the legal description attached hereto and incorporated hereto as Exhibit A is
changed from the Planned Development No 72 (PD-72) zoning district classification and use
designation to the One-Famdy Dwelhng (SF-7) zoning district classification and use designation
under the comprehensive zomng ordinance of the City of Denton, Texas
~ That the City's official zomng map is amended to show the change xn zomng
distract clasmficatlon
S~ That the provxslons of this ordinance shall govern and control over any
conflicting provisions of Ordinance No 84-50, but all prommons of Ordinance No 84-50 not herem
amended shall continue in full force and effect
~ That any person violating any provision of this ordinance shall, upon
conviction, be fined a sum not exceeding $2,000 00 Each day that a provision of thru ordinance is
violated shall constitute a separate and distract offense
~ That thas ordinance shall become effective fourteen (14) days from the date
of ats passage, and the Caty Secretary as hereby (hrected to cause the captaon of tlus ordinance to be
pubhshed twine an the Denton Record-Chromcle, a dmly newspaper pubhshed an the Caty of Denton,
Texas, wxtlun ten (10) days of the date of~ts passage
