AN ORDINANCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR A CHANGE FROM
AN AGRICULTURAL (A) ZONING DISTRICT CLASSIFICATION AND USE DESIGNATION
TO A SINGLE-FAMILY 7 (SF-7) ZONING DISTRICT CLASSIFICATION AND USE
DESIGNATION FOR 22 982 ACRES OF LAND LOCATED ON THE SOUTH SIDE OF RYAN
ROAD APPROXIMATELY 1,320 FEET WEST OF TEASLEY LANE (FM 2181) AND
IMMEDIATELY WEST OF THE HICKORY CREEK HEIGHTS SUBDIVISION, PROVIDING
FOR A I~ENALTY IN THE MAXIMUM AMOUNT OF $2,000 00 FOR VIOLATIONS
THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE (Zo99-062)
WHEREAS, Robie Clark, on behalf of Add,son Wilson III, has apphed for a change m
zomng for, 22 982 acres of land from an Agricultural (A) zoning d~stnct classification and use
designation to a Single-family 7 (SF-7) zoning d~stnct class~ficatmn and use designation, and
WIIEREAS, on August 25, 1999, the Planmng and Zoning Commission recommended
approval of the requested change m zomng, and
WIIEREAS, the C~ty Council finds that the change ~n zomng will be m comphance w~th the
1988 Dentbn Development Plan, the 1998 Denton Plan Pohc~es, and the 1999 Growth Management
Strategies and Plan, NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDA1NS
~ That the zomng chstnct classification and use designation of the 22 982 acre
property described m the legal description attached hereto and ~ncorporated here,n as Exlublt A ~s
changed f~om an Agricultural (A) zoning d~stnct classification and use designation to a Single-
family 7 ($F-7) zomng thstnct classification and use designation under the comprehensive zomng
ordinance of the C~ty of Denton, Texas, subject to the following condmons
1 The gross density shall not exceed 3 2 residential lots per acre
2 A landscape and tree preservation plan which preserves the maximum number of
trees eonsmtent w~th the development of the property Thru plan will be attached to
and made a part ofth~s ordinance after ~t ~s approved by the Cny Council
SECTION 2 That the City's officml zoning map ~s amended to show the change in zomng
d~stnct classification
SECTION 3 That any person wolatmg any prowslon of th~s ordinance shall, upon
conwct~ofi, be freed a sum not exceeding $2,000 00 Each day that a prowslon of th~s ordinance ~s
wolated s~all constitute a separate and thstlnct offense
SET_~ That th~s ordinance shall become effective fourteen (14) days from the date
or,ts passage, and the C~ty Secretary ~s hereby d~rected to cause the caption ofth~s ordinance to be
pubhshed twice ~n the Demon Record-Chromcle, a dally newspaper pubhshed ~n the C~ty of Denton,
Texas, w~th~n ten (10) days of the date of~ts passage
