AN ORDINANCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR APPROVAL OF A
DETAILED PLAN FOR A 4 729 ACRE TRACT CONTAINED IN PLANNED DEVELOPMENT
NO 42 AND LOCATED ON THE EAST SIDE OF MAYHILL ROAD, SOUTH OF MCKINNEY
STREET, AT GAYLA, PROVIDIN{~ FOR A PENALTY IN THE MAXIMUM AMOUNT OF
$2,000 FOR VIOLATIONS THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE
WHEREAS, Ron Jones has applied for approval of a detmled plan for the 4 729 acres
described in Extublt A, which constitutes a portion of Planned Development No 42, and
WHEREAS, on January 14, 1998, the Planning and Zoning Commission recommended
approval of the detailed plan, and
WHEREAS, the City Council finds that the detailed plan will be m compliance w~th the
Denton Development Plan, NOW THEREFORE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That 4 729 acres contained m Planned Development No 42 (PD-42) and more
particularly described by the legal description attached hereto and incorporated hereto as Exbablt A,
ts hereby approved for the detailed plan attached hereto and incorporated herein as Erdublt B
SECTION II That any person violating any provision of this ordinance shall, upon
conviction, be fined a sum not exceeding $2,000 00 Each day that a provision ofttus ordinance is
violated shall constitute a separate and distinct offense
SECTION III That this ordinance shall become effective fourteen (14) days from the date
of its passage, and the City Secretary is hereby directed to cause the caption ofttus ordinance to be
published twine tn the Denton Record Chromcle, the official newspaper of the City of Denton, Texas,
within ten (10) days of the date of its passage

BEING all that certain lot, tract, or parcel of land s~tuated in the G~deon Walker
Survey Abstract Number 1330, in the City of Denton, Denton County, Texas,
being all that certain tract of land conveyed by deed from S~dney Raper to
Edmund Allen Raper recorded ~n Clerk's File No 96-R0029200, Real Property
Records, Denton County, Texas, and being more particularly described as
follows.
BEGINNING at an iron rod found for corner in Mayhlll Road, a public roadway,
sa~d point being the northwest corner of that certain tract of land conveyed by
deed from James Pendleton and wife Lmda Pendleton to Roy Davis recorded ~n
Volume 1787, Page 88, Real Property Records, Denton County, Texas,
THENCE N 02" 46' 50" E, 467 90 feet with said Road to an iron rod set for corner,
said point being the southwest coiner of that certain tract of land conveyed by
deed from Scott Brown to Dale Brown recorded m Volume 3130, Page 914, Real
Property Records, Denton County, Texas,
THENCE S 87" 37' 00" E, pass at 133 9 feet the southwest corner of Lot 1, Block
1, of Tower Addition, an addition to the City of Denton, Denton County, Texas,
according to the plat thereof recorded ~n Cabinet M, Page 115, Plat Records,
Denton County, Texas, a total d~stance of 440 30 feet w~th the south line of sa~d
Brown tract and with the south line of said Tower Addition to an iron rod set for
corner, said point being the northwest corner of the remnant of that certain tract of
land conveyed by deed from D J Anderson to the City of Denton recorded in
Volume 2431, Page 843, Real Property Records, Denton County, Texas,
THENCE S 02° 46' 50" W, 467 90 feet with the west hne of said City of Denton
remnant tract to an iron rod set for corner, sa~d point being the northeast corner of
