AN ORDINANCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR A CHANGE FROM
SINGLE FAMILY 7 (SF-7) ZONING DISTRICT CLASSIFICATION TO TWO FAMILY (2F)
ZONING DISTRICT CLASSIFICATION AND USE DESIGNATION FOR 0 44 ACRES OF
LAND LOCATED ON THE EAST SIDE OF BOLIVAR STREET, SOUTH OF HEADLEE AND
NORTH OF FAIN STREET, PROVIDING FOR A PENALTY IN THE MAXIMUM AMOUNT
OF $2,000 00 FOR VIOLATIONS THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE
WHEREAS, Anita Schulze has apphed for a change m zoning for 0 44 acres of land from
Smgle-Fam~ly 7 (SF=7) zoning d~stnct classification and use des~gnaUon to Two Family (2F) zomng
district classificat~on and use designation, and
WHEREAS, on April 9, 1998, a neighborhood meeting was held at C~ty Hall West after
seventeen property owners were notxfied and where one (1) resident and the apphcant were present,
and
WHEREAS, on April 22, 1998, the Planning and Zomng Commission recommended
approval of the requested change in zomng, and
WHEREAS, the Ctty Council finds that the change m zoning will be in comphance with the
1988 Denton Development Plan and the 1998 Denton Plan Pohc~es, NOW, THEREFORE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That the zoning d~stnct classification and use des,gnat,on of the 0 44 acre tract
of land described m the legal description attached hereto and incorporated here~n as Exhibit A, ~s
changed from S~ngle-Famlly 7 (SF-7) zomng d~stnct classification and use designation to Two
Family (2F) zomng thstnct classification and use designation, under the comprehensive zomng
ordinance of the Ctty of Denton, Texas
SECTION II That the City's official zomng map ~s amended to show the change in zomng
d~stnct classlficat~on
~ That any person wolatmg any provision of th~s ordinance shall, upon
conviction, be fined a sum not exceeding $2,000 00 Each day that a provis~on of this ordinance is
violated shall constitute a separate and d~stmct offense
SECTION IV That th~s ordinance shall become effective fourteen (14) days from the date
of its passage, and the C~ty Secretary ~s hereby directed to cause the caption of tbas ordinance to be
published twice m the Denton Record-Chromcle, a dmly newspaper published in the C~ty of Denton,
Texas, within ten (10) days of the date oftts passage
