DISTRICT CLASSIFICATION AND USE DESIGNATION FOR 0 54 ACRES OF LAND
LOCATED ON THE NORTHEAST CORNER OF THE JOHNSON STREET AND SMITH
STRF_~T INTERSECTION, PROVIDING FOR A PENALTY IN THE MAXIMUM AMOUNT OF
$2,000 00 FOR VIOLATIONS THEKEOF, AND PROVIDING FOR AN EFFECTIVE DATE
WHEREAS, T~m Beaty has apphed for a change ~n zoning for 0 54 acres of land from
Commercml (C) zomng d~stnct classdlcatlon and use destgnatton to Two Family (2-F) zoning chstnct
classification and use designation, and
WHEREAS, on July 22, 1998, the Planmn8 and Zomng Comnuss~on recommended approval
of the requested change m zoning, and
WHEREAS, the C~ty Council finds that the change ~n zomng will be m comphance w~th the
1988 Denton Development Plan and the 1998 Denton Plan Policies, NOW, THEREFORE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That the zomng d~stnct classification and use designation of the 0 54 acre
property known as Tra~ts 98, 99, and 100 m the Alexander Pall Survey (Abstract 623), and descnbed
m the legal description attached hereto and ~ncorporated here~n as Exhibit A, is changed fi.om
Commereml (C) zomng d~stnet elassn'icauon and use designation to Two Family (2-F) zoning &stnct
classification and use designatmn under the comprehensive zomng ordinance of the C~ty of Denton,
Texas
SECTION II That the C~ty's officml zomng map m amended to show the change m zomng
d~stnct classification
SECTION III That any person xnolat~ng any prows~on of tbas ordinance shall, upon
convtct~on, be fined a sum not exceedmg $2,000 00 Each day that a prows~on ofth~s ordinance ~s
v~olated shall constitute a separate and d~stmct offense
SECTION IV That tlus ordinance shall become effective fourteen (14) days fi.om the date
or,ts passage, and the C~ty Secretary ~s hereby d~rected to cause the caption ofth~s ordinance to be
pubhshed twine m the Denton Record-Chmmcle, a dmly newspaper pubhshed m the C~ty of Denton,
Texas, withm ten (10) days of the date of~ts passage
