TO SPECIFIC USE PERMIT (SUP) 193, A 5 4 ACRE TRACT, CHANGING THE CONDITIONS
TO ALLOW THE ADDITION OF A PORTABLE BUILDING FOR THE PURPOSE OF OFFICE
SPACE EXPANSION FOR 5 4 ACRES OF LAND LOCATED AT 4000 W UNIVERSITY ON
THE NORTH SIDE OF STATE HWY 380 (UNIVERSITY RD ), APPROXIMATELY 1300'
EAST OF MASCH BRANCH RD IN THE CITY OF DENTON, DENTON COUNTY, TX,
PROVIDING FOR A PENALTY IN THE MAXIMUM AMOUNT OF $2,000 00 FOR
VIOLATIONS THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE
WHEREAS, Cross Timbers Girl Scouts Council, property owner, has apphed for an
amendment to the existing SLIP for 5 4 acres of land to allow the addition of a portable building for
the purpose of office space expansion, and
WHEREAS, on September 14, 1998, a neighborhood meeting was held where at zero (0)
residents, were present, and
WHEREAS, on September 23, 1998, the Planning and Zoning Commission recommended
approval of the requested amendment to the SUP w~th conditions, and
WHEREAS, the City Council finds that the amendment to the SUP will be in compliance
with the 1988 Denton Development Plan and the 1998 Denton Plan Policies, NOW, THEREFORE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
Section I That the Specific Use Permit (SUP) granted for the 5 4 acre property described
~n the legal descnptton attached hereto and incorporated herein as Exhibit A is changed to allow an
additional bmld~ng for office expansaon under the comprehensive zomng ordinance of the City of
Denton, Texas, subject to the following conditions
1 That the location of the bmldmg shall be limited to the area between the existing stables and
highway 380 and outside the floodway
2 That the appearance of the building shall conform to the character and appearance of existing
structures
3 That the exmtlng fence along the north property hne shall be repmred prior to the Certificate
of Occupancy for the office bmldmg, leawng the bottom edge of the vertmal elements of the
fence Slx to twelve roches above ground level
Section II That the C~ty's officml zomng map is amended to show the change in zoning
d~stnct classfficatlon
Section III That any person wolatlng any provision of thas ordinance shall, upon conviction,
be fined a stun not exceexhng $2,000 00 Each day that a provision oftlus ordinance is violated shall
constitute a separate and distinct offense
Section IV That tbas ordmance shall become effective fourteen (14) days from the date of
