AN ORDINANCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR A CHANGE
FROM THE AGRiCULTURAL (A) ZONING DISTRiCT CLASSIFICATION AND USE
DESIGNATION TO THE LIGHT INDUSTRIAL CONDITIONED (LI[c]) ZONING DISTRICT
CLASSIFICATION AND USE DESIGNATION FOR 2 267 ACRES OF LAND LOCATED EAST
OF MAYHILL ROAD, APPROXIMATELY 400 FEET NORTH OF EAST McKINNEY
STREET, PROVIDING FOR A PENALTY IN THE MAXIMUM AMOUNT OF $2,000 FOR
VIOLATIONS THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE
WHEREAS, Carl Beauchamp, owner, initiated a change m zoning for 2 267 acres of land
from the Agricultural (A) zoning chstnct classification and use designation to the Light Industrial
Conditioned (LI[c]) zoning dismct classification and use designation, and
WHEREAS, on October 28, 1998, the Planning and Zomng Commission recommended
approval of a change from the Agricultural (A) zoning district classification and use designation to
the Light Industrial Conditioned (LI[c]) zoning district classification and use designation, and
WHEREAS, the City Council finds that the change in zonmg wall be in compliance wath the
Denton Development Plan, NOW THEREFORE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That the zonmg dlsmct classification and use designation of the 2 267 acres of
land described in Exlublts A and B, attached hereto and mcorporated by reference herein, is
changed from the Agricultural (A) zoning chstnct classification and use designation to the Light
Industrial Conditioned (LI[c]) zoning district classification and use designation under the
comprehensive zoning ordinance of the City of Denton, Texas, subJect to the followang con&tlons
1 Floor Area Ratio. Total developed floor area shall not exceed 0 30 1 0 Floor Area Ratio
2 Buffer Yard/Setback. A landscaped buffer yard and building setback of 10 feet shall be
mamtamed along the north and east property boundaries
3 Lighting. Lighting on the property shall be designed and mmntalned so as not to shine on, or
otherwase chsturb, adjommg property or to shine and proJect upward to prevent the diffusion
Into the mght sky
4 Design Orientation. Door opemngs and loadmg docks of any new development shall be
oriented to the south or the west
SECTION II That the City's official zoning map is amended to show the change in zoning
district classification
SECTION III That any person wolatlng any provision of this ordinance shall, upon
conviction, be fined a sum not excee&ng $2,000 00 Each day that a provision of this orchnance is
violated shall constitute a separate and distinct offense

of the Deed Records of Denton County, Texas and also being a part of
that certain tract of land described in the Deed from John C Freeman
et ux to Troy Glenn, recorded in Volume 1765, Page 964 of the saad
Deed Records, as recognized and occupied on the ground, the sub3ect
