1997-106 ORDINANCE NO. 7 AN ORDINANCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR A CHANGE FROM THE AGRICULTURAL (A) ZONING DISTRICT CLASSIFICATION AND USE DESIGNATION TO THE SINGLE FAMILY 10 (SF-10) AND SINGLE FAM1LY 7 (SF-7) ZONING DISTRICT CLASSIFICATION AND USE DESIGNATION FOR A 20 017 ACRE TRACT LOCATED ON THE NORTH SIDE OF RYAN ROAD, APPROXIMATELY ONE HUNDRED (100) FEET EAST OF LA MANCHA DRIVE, PROVIDING FOR A PENALTY 1N THE MAXIMUM AMOUNT OF $2,000 00 FOR VIOLATIONS THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE WHEREAS, Mr Craig Irvan matiated a change m zomng for a 20 017 acre tract of land from the Agricultural (A) zomng district classlficataon and use designation to the Single Family 10 (SF-10) and Single Fanuly 7 (SF-7) zomng district classifications and use designations, and WHEREAS, on April 9, 1997, the Planmng and Zomng Comnusslon recommended approval of the change of the zomng changes, and WHEREAS, the City Council finds that the changes in zomng will be in comphance with the Denton Development Plan, NOW, THEREFORE, THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS SECTION I That the zomng district classification and use designation of the 2 686 acres of land described in Exhibit A is changed from the Agricultural (A) zoning district classification and use designation to the Single Famaly 10 (SF-10) zoning district classification and use designation under the comprehensive zomng ordinance of the City of Denton, Texas SECTION II That the zomng district classification and use designation of the 17 348 acres of land described in Exlublt B is changed from the Agricultural (A) zomng district classification and use designation to the Single Farmly 7 (SF-7) zomng district classification and use designation under the comprehensive zomng ordinance of the City of Denton, Texas SECTION III That the City's official zoning map is hereby amended to show the change in zomng district classification SECTION IV That any person violating any provision of this ordinance shall, upon conviction, be fined a sum not exceeding $2,000 00 Each day that a provision of this ordinance is violated shall constitute a separate and distinct offense SECTION V, That ttus ordinance shall become effective fourteen (14) days from the date of its passage, and the City Secretary IS hereby directed to cause the caption of this ordinance to be published twice m the Denton
