AN ORDINANCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR A CHANGE
FROM THE SINGLE FAMILY 16 (SF-16) ZONING DISTRICT CLASSIFICATION
AND USE DESIGNATION TO THE TWO FAMILY (2F) ZONING DISTRICT
CLASSIFICATION AND USE DESIGNATION FOR 1 63 ACRES OF LAND LOCATED
ADJACENT TO THE EAST SIDE OF LILLIAN MILLER PARKWAY, APPROXIMATELY
350 FEET NORTH OF SOUTHRIDGE DRIVE, PROVIDING FOR A PENALTY IN THE
MAXIMUM AMOUNT OF $2,000 00 FOR VIOLATIONS THEREOF, AND PROVIDING
FOR AN EFFECTIVE DATE
WHEREAS, the City of Denton, Texas, to resolve a zoning map
error, mnltlated a change mn zoning for 1 63 acres of land from the
Smngle Fammly 16 (SF-16) zonmn~ district classlfmcatmon and use
desl~natmon to the Two Fammly (2F) zoning district classmflcatlon
and use desmgnatmon, to match the zonmn~ for the remamnder of the
property, and
WHEREAS, on Aprml 24, 1996, the Planning and Zonmng Commmsslon
recommended approval of the proposed change, and
WHEREAS, the Cmty Councml finds that the change mn zonmng wmll
be in complmance with the Denton Development Plan, NOW, THEREFORE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That the zonmng dmstrlct classmflcatlon and use
deslgnatmon of 1 63 acres of land, bemng that westernmost spandrel
of the property descrmbed in Exhlbmt 1 which is currently zoned for
single fammly dwellings (SF-16), and which fronts on Lllllan Miller
Drive, ms changed from the Single Fammly (SF-16) zonmn~ dmstrlct
classmfmcatlon and use desmgnatmon to the Two Fammly (2F) zonmng
dlstrlct classmfmcatmon and use designation under the comprehensmve
zonmng ordmnance of the Cmty of Denton, Texas, to match the exist-
lng zoning on the remamnder of the property legally descrmbed in
Exhmbmt 1, such that all of the land legally described in Exhmblt
1 will carry the zoning district classmflcatmon and use designation
of Two Fammly (2F)
~ That the Cmty's offmclal zoning map is hereby
amended to show the change mn zonmng dmstrmct classlfmcatlon
SECTION III That any person vmolatlng any provmslon of this
ordinance shall, upon conviction, be fined a sum not exceedmng
$2,000 00 Each day that a provision of thms ordinance ms vmolated
shall constitute a separate and dmstmnct offense
SECTION IV That this ordinance shall become effective four-
teen (14) days from the date of mts passage, and the Cmty Secretary
is hereby dmrected to cause the caption of thms ordinance to be
published twice in the Denton Record-Chronicle, a dally newspaper
published in the C~ty of Denton, Texas, within ten (10) days of the
date of its passage
