AN ORDTN~5~NCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR A CHANGE
FROM THE AGRICULTURAL (A) ZONING DISTRICT CLASSIFICATION AND USE
DESIGNATION TO THE SINGLE FAMILY 7 (SF-7) ZONING DISTRICT CLASSIFI-
CATION AND USE DESIGNATION FOR 0 58 ACRES OF LAND LOCATED AT THE
NORTHEASTERN CORNER OF THE INTERSECTION OF WINDSOR AND WESTGATE
STREETS, PROVIDING FOR A PENALTY IN THE MAXIMUM AMOUNT OF
$2,000 00 FOR VIOLATIONS THEREOF, AND PROVIDING FOR AN EFFECTIVE
DATE
WHEREAS, on Apral 24, 1996, to resolve a zoning map anconsas-
tency, the Plannang and Zonang Commission, pursuant to §35-7(a) of
the Code of Ordanances of the Caty of Denton, Texas, on ars own
motion, lnstatuted a study and proposal for a zonang amendment in
the publmc interest for 0 58 acres of land from the Agrmcultural
(A) zonang dlstr~ct classafacataon and use desagnataon to the
Sangle Famaly 7 (SF-7) zoning distract classaflcatlon and use
deslgnataon, and
WHEREAS, on June 12, 1996, the Plannang and Zoning Commlssaon
revaewed the results of the study and recommended approval of the
proposed change, and
WHEREAS, the Caty Council fands that the change mn zoning wall
be an compliance wath the Denton Development Plan, NOW, THEREFORE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That the zonang dzstrlct classafacataon and use
desagnatlon of a traangular paece of land comprasmng 0 58 acres, as
changed from the Agracultural (A) zoning dastract classlfacataon
and use desagnataon to the Single Fammly 7 (SF-7) zonmng dastrlct
classmflcataon and use desmgnatzon under the comprehensive zoning
ordinance of the Caty of Denton, Texas Saad 0 58 acres is located
at the northeast corner of the lntersectaon of Westgate and Windsor
streets, as shown an Exhabat I, attached hereto and incorporated
heremn by reference, and ms contaaned wathan lets platted as lots
3, 4 and 5 of the Westgate Halls North -- Phase 1 Addatzon and lots
6 and 7, Block D of the Westgate Halls North -- II-A Addatlon
SECTION II That the Cmty's offaclal zonang map is hereby
amended to show the change an zonang dmstrlct classmfacatmon
SECTION III That any person vmolatlng any provlsaon of thas
ordinance shall, upon convactaon, be faned a sum not exceedmng
$2,000 00 Each day that a provasaon of thas ordinance as violated
shall constmtute a separate and dmstlnct offense
~ That thas ordinance shall become effectzve four-
teen (14) days from the date of zts passage, and the Caty Secretary
as hereby darected to cause the captzon of thas ordznance to be
published twice in the Denton Record-Chronicle, a dally newspaper
published in the City of Denton, Texas, wlthln ten (10) days of the
date of its passage
