1996-179Z96023 ord AN ORDINANCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR A CHANGE FROM THE MULTI-FAMILYTWO (MF-2) ZONING DISTRICT CLASSIFICATIONAND USE DESIGNATION TO THE SINGLE-FAMILY SEVEN (SF-7) ZONING DISTRICT CLASSIFICATION AND USE DESIGNATION FOR PORTIONS OF LAND LOCATED WITHIN LOTS SIX THROUGH NINE, BLOCK A, OF THE WILLOWWOOD ADDITION, LOCATED ON GOLF COURT, WEST OF WISTERIA AND NORTH OF WILLOWWOOD, PROVIDING FOR A PENALTY IN THE MAXIMUM AMOUNT OF $2,000 00 FOR VIOLATIONS THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE WHEREAS, to resolve a zoning map inconsistency, the Planning and Zoning Commission, pursuant to §35-7(a) of the Code of Ordinances of the City of Denton, Texas, on its own motion, instituted a study and proposal for a zoning amendment ~n the public interest for portions of land within the Wlllowwood Addition, from the Multi-Family Two (MF-2) zoning district classi- fication and use designation to the Single-Family Seven (SF-7) zoning district classlflcat~on and use designation, and WHEREAS, on July 24, 1996, the Planning and Zoning Commission reviewed the results of the study and recommended approval of the proposed change, and WHEREAS, the City Council finds that the change in zoning will be in compliance with the Denton Development Plan, NOW, THEREFORE THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS SECTION I That the zoning district classification and use designation of any and all portions of lots 6-9, Block A of the Wlllowwood Addition which are currently zoned as Multi-Family Two (MF-2), are hereby changed to the Single-Family Seven (SF-7) zoning d~strict classification and use designation, under the compre- hensive zoning ordinance of the City of Denton, Texas, such that all portions of sa~d lots shall bear the zoning d~strlct classifi- cation and use deslgnatlon of S~ngle~Famlly Seven (SF-7) SECTION II That the City's official zoning map is hereby amended to show the change ~n zoning district classification SECTION III That any person violating any provision of this ordinance shall, upon conviction, be fined a sum not exceeding $2,000 00 Each day that a provision of this ordinance is violated shall constitute a separate and distinct offense SECTION IV That this ordinance shall become effective four- teen (14) days from the date of its passage, and the City Secretary · s hereby d~rected to cause the caption of this ordinance to be published twice in the Denton Record-Chronicle, a dally newspaper published in the Czty of Denton, Texas, within ten (10) days of the date of ~ts passage PASSED AND APPROVED th~s the~~' day of ~, 1996 ATTEST JENNIFER WALTERS, CITY SECRETARY HERBERT L PROUTY, CITY ATTORNEY PAGE 2 ATTACHMENT 1 MF-2 / / / / / / SF-7 SITE
